Is the land registered?
No, I haven't. I haven't been here long. I think it possible that they had consent from a previous owner or owners (in naivety as to what she is like), but there is no way of proving whether she did or didn't have consent. I am assuming that she had "consent" and therefore that's another reason she doesn't qualify for AP (ie because it looks as if previous owners were on cordial terms and I find the thought highly unlikely that anyone would be on cordial terms with someone who was on their land against their will).

I think OP only recently moved to the house - so it may be a case of proving the neighbour only recently annexed the land...
The plants on my land are quite recent.
On the other hand, other neighbours may try saying she has been on my land for some time (which may or may not be true). I don't know how long she has been on my land. I am presuming she has to provide some real proof of how long she has been on my land (ie not just her friends' word for it)???0 -

It's a bit of a long story, to do with the fact that it should have been put on my Title Plan, but it wasn't, as a mistake was made:mad:
I can follow the reasoning as to why the Land Registry made an error and am in process of explaining to them carefully just why it is an error and I need my Title Plan amended to be accurate.0 -

Was it on the title plan for the previous owner? I'm guessing not otherwise the claim would be for your solicitor to sort out.
I don't get it. There is a piece of land that is not registered to anyone that someone else claims to have been using and so entitled to adverse possession. So what are your grounds for claiming it to be yours?
