The biggest problem I think we have is that our house is quite unique, and I really don't mean that in an arrogant way, it is just difficult to compare it to other houses in the area. If it was one of 40 4 bed house of a similar layout and size then I guess we would be in the same price range.
I agree with you about the lack of detail, that doesn't help as you've indicated with the point about the other 40 houses.
The garden at the back is incomplete, I'm afraid...we didn't get around to sorting it after the extension was finished. But felt that it wouldn't really make a huge difference.0 -
You need a good local agent that has things in your price range. You need a good local agent that has things in your price range. Spending a few thousand on an agent, could reap tens of thousands in a sale.
Thank you Silvercar, I'll certainly bear this in mind when I'm looking for another one. But 3 agents in such a short space of time would worry me, what message is that sending??

Can you do something to the front as it looks very institutional who needs that much parking space? It also needs pictures of the garden.
At 400K I wouldn't even look at a house that had no floorplan,0 -

Our first agent told us that he had a database of clients looking and he would spit it out to all of them...12 weeks later, we told him of our disappointment at NO VIEWERS (or even interest) his reply was "you're not the only ones"!! We also asked about any feedback from the database, and a rather vague "not interested" response was given. Got the feeling from them that once we had signed up we were just another one on their books!!0 -

Six cars here, and one that's still in a rented garage near the old house, 18mo later.
Never tried counting how many were on my drive at once, but off round parking (and not wanting to do that whole move the cars thing) is important to lots of people.0 -

Look at this way. Estate Agents make their money by selling property. For whatever reason. Price, locality, looks. There's no immediate interest in the property. So you are just going to have to wait until there is someone for whom your property ticks all the boxes. You took the risk on improving\extending the property without considering all the implications of doing so. Stamp duty changes won't help either I suspect.0
