Well I like it but it is quite big so suitable for families really. Also no floorplan so can't tell what the layout is like.

Is is next door to a derelict / disused building? That would put me off straight away.

The estate suggested no plan or decription, they want potential viewers to phone and they can do the hard sell on them.
And some buyers don't want to phone the EA and receive the hard sell :)

If it was the EA that suggested no measurements/plan, I suggest you get back in touch and say "Your approach hasn't worked. How about we do it MY way?"

eta. Just seen that you are with an internet only, sell-it-quick style agency. Some buyers avoid this type of firm, have you read the reviews? Ditch them and go with a decent local agent.

Already had it on with a local agent and they did nothing for 12 weeks and the photos were dreadful. Liked the fact that this agent was no money up front so the pressure is in them to sell to get paid.

Well the agents are idiots and their ploy hasn't worked!

Any agent who tried the "hard sell" on me would get told a few basic facts about his marketing inability.
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

Yes fully agree you have to get people through the door first

Just looking solely at the stats it certainly sounds overpriced on paper, you're looking to achieve nearly double the current highest price for the street.

There seems to be lots of very cheap properties on the road, and the huge school ? building next door certainly isn't doing you any favours.

I'm not a huge fan of the large area of Asphalt at the front of the property either
  • Why are you using a Manchester based agent to sell a house in Scotland?

This suggests to possible buyers that the house maybe a repo / have history / problems

Obviously the agent has never scene house so how he can market it beggars believe
