Selling a 4 bed sandstone - advice needed!

I think the house and outside look a bit cold and unappealing. The first picture in particular makes it look rather foreboding, combined with the lack of greenery it looks almost unloved.
The inside is clearly immaculate in places and the extension looks great. After that I got a bit confused by the number of rooms and couldn't see how they fit together, they just blur into one without an explanation or floor plan. In photo 17, is this just a mattress on the floor? It being so low and the bedding trailing on the floor looks a bit studenty / bedsit.
Then the final pictures of the stained deck area, which overwhelms the small remaining dead grass space, followed by the scary gates would put me off viewing. I think most families looking for a large home, which yours certainly looks like, would be put off by the limited back garden. Returfing and taking garden pictures from a different angle might help make it look more appealing.
cte1111, thanks for that I will certainly soften the front garden with more plants and large pots and maybe even get rid of the fountain. The trouble is I didn't really want to spend anymore money in the house and felt that someone coming in could design their own back garden.0 -
There are 6 agents that sell in Airdrie who are on rightmove.
Colin Tomney has one property above 300k
Countrywide has 3, all substantial older properties, including one development opportunity
Independent M & PS has 3
Joanna Daly has none
Raymond Logan has 3 - the same 3 as Independent M & PS
Remax has none.
On the basis of what they currently have for sale, I would go with countywide.
Would you believe me if I told you Countrywide was our former agent !! And that's exactly why went went with them, we did what you did.0 -
I know, this house is just over my back garden wall and they were desperate to sell. They bought the house in 2007 for 300k and sold it very cheaply. Unfortunately we can't sell for anything near that.
Sold for:
£299K in August 2007
£220K in October 2013
£311 500 in June 2014

I see your property is situated on a B road and was wondering if this may be putting potential buyers off.
Wish you luck with your sale0 -

Not sure if that is putting people off, it's also a one-way street so not lots of traffic ManofLeisure
Thanks for that0 -
Beeches you have sent me off on a house hunt of houses I cant afford but from a scan of houses on this link people spending £400K plus like a bit of blurb. You need to mention the good travel links that Airdrie affords. Make links to good restaurants, cafes, gymns and lifestyle that someone who can afford a £400k house would look for.

Ok well I've had a look and here is my 2p worth.
I would view this property if it was in my area as it looks like what we are after.
So what would make me not view it? No floor plan? Well I'd ask so wouldn't stop me. Shrubs in front? Couldn't care a less as they will go with owners anyway.
The 2 things that would stop me would be google maps (I,e, overlooked, built up etc), but above all I won't see a property I like the look of if it's too overpriced. I loved a property a while ago, it would have ticked all boxes but it was at least £50k overpriced so I stayed away.0 -

Thanks so much for taking the time to research!! Much appreciated, I will look through them and do the burb for the EA...was maybe even thinking of using one of these high end agents.0 -
Upsidedown Bear, that house is on the next street to me and the owners bought for 299K it in 2007, same year we bought this one. They were desperate to sell and sold at 220K to a developer who sold 8 months later for just over 300K. That particular house is at the top of a narrow deadend street.
This is the brochure for it and what you would want for yours
