Below is an old report on your agent (2011) but it is interesting as are a few of the more recent comments -

I so wish I had done some more research on this company!!! Only been with them a month, so tied for ages yet!! Just need to go back and insist the on the floor plan and description or tell them to release me!!0 -
How long are you tied to them for? I wonder if you could contact a local agent and see if they would be prepared to contact the Manchester agent and do a split commission deal.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I would ditch the picture of the electric gates. I don't think it adds anything to it and gives the property an institutional feel.
I would do something with the garden as the market you are going for are likely to be families. At the moment the external area doesn't look very suitable for families.
I would rewrite the blurb to sound much more exciting. For instance this one sounds much more appealing on paper. http://www.rightmove.co.uk/property-for-sale/property-42032020.html That looks like been on the market for a while so may be the nature of the market.
I would also look at the price. Not sure about Airdrie but do houses normally go over their asking? I live in Scotland too and most local houses go 10-20% over asking if people are factoring that in then it is even more expensive. Even if you have taken that into account and feel it is a realistic price even taking it below the 400k might be a good idea.0 -

Thanks for that cr1mson, that now makes me even question whether dropping the price would make any difference, that's a lovely house and its offer over £370K...why has that not been snapped up!
There are some lovely traditional houses in lovely parts of Airdrie and also Coatbridge believe me, it's not all high-rise and social housing! (hope that doesn't sound too defensive)
Think it's going to be a long-haul:eek:0 -

Here is a thought, if I was a buyer and this was just outside my range...say £10-15K, I would cheekily (or get my OH to do it:rotfl:) phone the agent and say so, would like a viewing and see if it's something we could negotiate on. Does that sound reasonable?
Thanks0 -
Just looking solely at the stats it certainly sounds overpriced on paper, you're looking to achieve nearly double the current highest price for the street.
There seems to be lots of very cheap properties on the road, and the huge school ? building next door certainly isn't doing you any favours.
I'm not a huge fan of the large area of Asphalt at the front of the property either
It looks bare and barren and very uninviting and some buyers will just not bother going any further.
Given that it also has no detailed description or floor plan, I would view one where I could see at first glance whether it appeared to be what I wanted. If there were others with a plan/description that ticked my boxes, I wouldn't bother with this one.(AKA HRH_MUngo)

Imagine someone holding forth on biology whose only knowledge of the subject is the Book of British Birds, and you have a rough idea of what it feels like to read Richard Dawkins on theology: Terry Eagleton0 -
In picture 22, the one of the back garden and decking, what is that shed/cubbyhouse thing in the left hand corner? It looks quite interesting but no blurb about it0

Email and write and tell the "Senior Manager" about your wishes being ignored.
Personally I'd ask to be released from the contract in any communication because i'd feel they weren't acting in my best interest etc., etc.. and say that if the situation isn't resolved to your satisfaction you will be contacting the Ombudsman. They probably won't want to release you, but maybe some butts will get kicked and they will actually do something! In any event, I'd insist on the original account manager being changed to someone who you could consider competent.
SPCome on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.0 -
