Thanks orangeslimes, I did point this out to him today...kinda felt he was giving me the sales pitch rountine, kept bleating about a flat he sold with just one photo!! the thing is I knew how we were going to be marketed when we signed up and that was my big mistake now I see that. But no point crying over spilt milk, we are where we are...just need to make changes and suck it up. And yes, not many houses in Airdrie at my end, a few nice ones though. Thanks.0

OK...spoke with the "EA" today and they're not prepared to do a floorplan and add a description, insisting that they've tried all sorts of marketing techniques in the past and this way work, just list the facts! I pointed out that it is clearly not working in this case and asked again if I could have this done, just to try it. Replied saying it isn't not having a floorplan that's the cause of no viewers, if someone was genuinely interested with or without they would still get in touch!! :wall::wall::wall:

IMO the market for 4/5 bed houses is always tougher than for smaller homes esp with the newer taxes on property. Next time buy 2 x 2/3 bed homes, live in one and rent the other if you can. Works for me!

Might as well put my oar in too The house is presented immaculately....the mix of old and new doesn't bother me. However, if I was looking for a house in your area then I'm not sure I would view yours to be perfectly honest.
The first thing is front of the house and huge expanse of tarmac....the size of the back garden....the gates wouldn't put me off.
The layout would be a no, no, for me - I don't really like accessing rooms through rooms if you know what I mean. We had a similar extension done on our old house but we sacrificed part of a bedroom to extend the landing and make the new rooms an integral part of the existing house.
The position of the utility room - looks as if there is no outside access from there. And another one who doesn't like jack and jill bathrooms. It has no garage.
On the plus side you could always advertise it with two storey annex potential and widen your market.....it would be easy (and not too expensive)for someone to convert assuming the utility has water. Kitchen, front, side or back door and a staircase and Bob's your uncle. And then you could appeal to extended families. People often have parents or grown up children living with them.
Although it is probably down to price as much as anything....if you have looked at prices in the area since 2007 it looks as if they have fallen about 20% or so (could be plus or minus a bit), but it looks as if they are down across the board.
On the other hand all it needs is the right person through the door - but if people think the price is too high compared to other properties then getting that person through the door might be difficult.

Hi Thrugelmir One of the new rooms is a Games room (for the Boys I'm afraid) and the other we added was a family sun room. All of the other downstairs rooms were there.
There is a black convector heater in the room. Just liked it!:cool:0 -

Maybe you've spent money to no benefit then. As the house room wise seems unbalanced. Particularly for just a 4 bed.
I am wondering if the addition of a floor plan will do you no favours. Sometimes they don't if the layout is poorly thought out.0
