Selling a 4 bed sandstone - advice needed!

We've had our beautiful 4 bed/5 reception room detached house on the market since 25th June and had no viewers at all, and are wondering what we're doing wrong!?! I know everyone thinks their home is stunning but we are proud of what we've done to it, adding an extension to create a 21feet family area and games room, two bedrooms with a jack and Jill ensure and utility room. (Wish I could add the link to show you)!

It was valued at 450k and have dropped the price twice to an offers over if 400k. But now with the new stamp duty implications we are worried that we'll never sell!!!

We've been racking our brains to find some way of enticing the viewers in like "paying the stamp duty", has anyone got any other ideas of what worked for them!!

    If it is good order generally, it is usually down to the price.

    If you can't post links, post the property number from the end on the link on Rightmove, someone will then find it and post the link for you.

    Not sure if the referendum helped or what the problem is...might just be as simple as the price...but we are as low as we can go. Just thought there might be another solution!!
  • Cheap estate agents have already cost you £50k
    Not much wow / sale pitch
    No detail / room sizes
    I would insist on a floor plan to show space and layout
    Rear extension does not looking in keeping with main house

    The estate suggested no plan or decription, they want potential viewers to phone and they can do the hard sell on them.

    Why are you using a Manchester based agent to sell a house in Scotland?

    No room dimensions or layout plan on RM listing.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
