Thanks for your thoughts. Ours is the only house like it on the street and with the large extension too, we truly thought this was achievable...how wrong were we!!!:o
The extension is probably what is killing things for you, I think you'll struggle to realise your investment in it.
What looks to be a very large extension, assuming the rendered area on the rear is all new, on what was already a very large house in comparison to the rest of the street, may have pushed your asking price too high for the street.
It does look like it's been nicely finished inside, but the grounds currently don't have much of an appeal to me. Even adding a few large pot plants or a raised bed or two on some of that asphalt would help things0 -
I do appreciate all your comments and certainly food for thought re the photos, floor plan, description and outside space.

Already had it on with a local agent and they did nothing for 12 weeks and the photos were dreadful.
Think like a buyer. Look at what the local agents are advertising, and see which you think are most enticingly presented.0 -

The problem I'm seeing online is that most (if not all) the houses in my price bracket aren't moving. There are a couple of local agents selling lots of low to average in the area and does it make a difference, if they're good at their job or do I look for an agent with similar homes to mine!?!? Just really disheartened with them all!!:(0 -

- The kitchen angles make it look like it's tight for space around the island. Maybe think about how best to take them to show the space there?
Other than that, the wording is EEA's usual "We're desperate and it's cheap!", and it REALLY needs a floorplan.0 -
As someone with a £400k budget, then just having no floorplan usually indicates the rooms are tiny!
Is the back lawn tiny? Why does it look all brown?
Within one mile of your postcode, there are 41 other properties with at least 4 bedrooms that are cheaper than yours, so people have plenty of choice. Your lack of details would probably mean people wont bother looking.

The EA sent in a photographer to take the pics.
The fountain seemed a good idea at the time!!
Granted it's not really the biggest kitchen in the world but I will try a few diff angles to see what it looks like.
