Martin.cat how do you find that agent though....I appreciate it's their job to sell houses and fully understand the difficulties of the market...but losing faith in EAs!!
The agent we used wasn't the cheapest but we did get a discount so they weren't the dearest.
We picked them as they came across the best knew the property area etc friends had used them and we had seen plenty of properties which had their sold signs up.
At the time our neighbours / friends were selling and they went with the cheapest local agent and ended up selling 6 weeks after us for£10k less and actually to couple whom bidded on ours. I think it would have be longer had they not already seen ours. Our house sold within in the week we had 4 viewings and 3 made offers.
Basically the agent said she could sell she got people through the door and we sold at full asking price.
I should say I was picky with the brochure and the agent said. On right move etc you have 4 lines to make your house stand out. So pointed out the woodland at the rear feature garden extension and basically made it sound WOW
So on your point out the former headmaster residence the period feature the extensive refurb extension room sizes etc etc0 -
The house is beautiful but the location would put me off. Airdrie and Coatbridge scare the bejesus out of me! Mind you lots of people wouldn't stay in my area so is swings and roundabouts really.0

Ok well I've had a look and here is my 2p worth.
I would view this property if it was in my area as it looks like what we are after.
So what would make me not view it? No floor plan? Well I'd ask so wouldn't stop me. Shrubs in front? Couldn't care a less as they will go with owners anyway.
The 2 things that would stop me would be google maps (I,e, overlooked, built up etc), but above all I won't see a property I like the look of if it's too overpriced. I loved a property a while ago, it would have ticked all boxes but it was at least £50k overpriced so I stayed away.
That's interesting Mickeygg, thank you for that. I will be getting onto the agent about the google streetview thing, I had no idea is looked so bad. I know I can't do anything about google maps but I can put another photo in of the new houses next door. I will also get a floorplan and description (blurb) added.
As far as the price, I have a feeling that's what it's all about! £££££0 -
Haven't read all the posts, but round my way, express estate agency is thought of as being for those who are desperate. There have ben several houses locally with them, and they have all taken a lot longer to sell than with local agents.
How will express have the local knowledge and experience to advise potential buyers of the local area?

Airdrie has great transport links, I can get the train to Glasgow in 30mins, Edinburgh in 1 hour. My house is in a conservation area, granted there are some scary places but on the whole it has positives.0 -

Get rid of Express. Worst agency we have ever dealt with on a viewers point of view. We tried to buy a house through them, they messed up viewings telling us one time vendor another. Lack of customer service. Have no idea about area, you get passed from one to another and they have a complete lack of knowledge and I hate calling a call centre one. Also I hate that "proud to offer this REALISTICALLY PRICED opportunity – all interest and OFFERS are INVITED" makes me think something's wrong with it straight away.
All reception rooms are labelled "Reception room" but not numbered, is there no actual dining room? maybe set a reception room up as one? some buyers can't see past what you have in the rooms and need help! No floor plan, and with that amount of reception rooms I'd need to see how one rooms flows into another. And the description, as always with their listings is awful. Tells me nothing about the property so I have no real idea what is in each room or what sizes they are0 -

Thanks Olias, I think because we had an established local agent previously who did nothing but charge us a fortune for newspaper ads, premium listings to gleam not one viewer, we were fooled into thinking go with a no fee EA who gets paid when the sell.:(0 -

Thanks GalaxyStar, if there is one thing I've learned tonight after this exercise is that the floor-plan and description is missing. There is a large dining room, 2 in fact.
Unfortunate thing is we are tied to them!!0 -
looks like a care home from front picture......you need lots of green/plants/tubs etc. to soften it a bit and lose the fountain
First impressions of your house are not good.......its a great house inside...but a few people might be put off by the rather bland exterior ....wouldn't cost much to add some colour0
