    Isn't it important to buy with a mortgage if you want to offset the interest against rental income? Not sure I could lay my hands on 365k plus costs without a mortgage.

    Remortgage immediately. You could potentially have it done before any tenants move in (if that is what the plan is?) Even if they do, you can offset as soon as there is interest to pay. I'm sure there's no rule that says you have to buy with a mortgage straight away.

    Don't know if anyone else is watching the Brits, but Kanye West... what's the point if they keep muting?

    Auctions: You need to (a) watch homes under the hammer, (b) get the legal pack scrutinised carefully (c) get your mortgage application done in advance of the auction.

    Alternatively find a mortgage broker who will know which lenders can move very quickly. You normally have only 28 days to complete.

    Never been brave enough. Maybe that is something we should look to doing as we keep getting outbid on stuff here.

    I told my DS to not put his hands out if he slipped on the ice, as he might break his arm. I dropped him off and promptly did precisely what I warned him about. Ended up stuck at home with no transport for weeks watching far too much "homes under the hammer", which is strangely addictive (and at times slightly horrifying).


    My parents never attended my graduation but managed to get an ordinary photograph converted into a graduation photo. This was back before everyone had computers and a local photography shop did all the magical electronic wizardry.
