No need to apologise - I wasn't being sarcastic when I said it was interesting (well, the bits I could understand, anyway)!

Sorry for going OT (in that sort of English way where I feel I should say sorry rather than actually having anything to apologise for.

I think most of us on this thread find stuff like this interesting.

So if we assume that risk free yields are zero (negative) we then need to decide what risk premia different asset classes like equities and housing should have. Efficient markets would suggest that current valuations should reflect these risk premia as currently valued so the only way for prices to increase would be a reduction in risk premia demanded (=lower perceived levels of risk or lower premia required for taking the same level of risk)...is this what is being forecast or is the suggestion that risky asset vales have not yet adjusted to take into account the reduction in returns for zero risk assets? Of course asset risk is not fixed(imho) but is a function of price so ceteris paribus wouldn't the risk spread be expected to increase as the risk free yield declines?

If you have to pay to remove risk then there is no risk free rate: you can either choose to lose money in a predetermined way or can choose to risk making or losing money. The risk free rate has, I think, gone with negative rates. I suppose the argument is that if the risk free rate is negative then you still end up with a known amount at the end, just less than you started with.

There is a bound in equites in that you can't have negative yield: the more bond yields go negative the greater the equity premium.

Some people study the form in the sports pages then go and put a fiver each way on the geegees and it is called gambling. Other people study the markets in the financial pages then invest thousands in shares and it is called investing....
    I think....

Agree about demographics. Oldies love yield.

    Oldies also love certainty.

I'd love to see stats on the changes in pension rules to see if certainty + yield = BTL housing, in this country of housing shortage anyway.

Still, as you say, if rates go up, that could be:eek:.

What do I know though? Secular is not a word I've ever heard applied in that manner before.

Anyhoooooooo. In other news, has anyone seen what bonza country is boomeranging its way into a guest entry into Eurovision this year?

Eurovision and mushrooms are far more akin to my specialist subjects. Oh, that and the Dewey sequence.

This is getting silly now. I can just about get my head around Russia and Israel participating in Eurovision. But really?

This year is the 60th anniversary of Eurovision and they are doing it as a one off special. Aussies have broadcast Eurovision for many years, longer than many European countries have participated, so it is a nod to that.

I do wonder if there is a broader agenda towards a global contest though.

I'm meeting that crazy architect bloke next week.

I've never watched the program. I got despondant after our application was turned down and stopped watching that type of program. It's taken me two years to not panic when someone asks about it.

I was just going to do some work on a new design and access statement but my laptop keyboard has packed up a bit and is selective about which letters it allows.

DD has the ipad for homework.

    I should not procrastinate!!
