Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.0 -

Letting the flat above my old office, I have been in the unfortunate position of having an outgoing tenant refuse viewings. She was unhappy that we wanted to increase her rent. She left, and new tenants almost immediately were found at far more than the rent we had asked the old tenant for. Two years later, the old tenant asked for a reference. I'm afraid that it went to the bottom of the pile of my jobs to do.No reliance should be placed on the above! Absolutely none, do you hear?0

Why are built in microwaves soooo much more expensive than freestanding? MIL's kitchen used to have a built in microwave, and now I have to fill a space 450 high by 600 wide with a built in microwave. The cheapest I can find is £300!
PN, this is not a posh alert. It's a gigantic PITA alert.

We would probably do that thinking that they can only say no.
WE are also selling out from under our tenants, boo hiss. They agreed for viewings on the basis of my offer that we pay their removal and re-contracting costs. I think that was very generous of them. WE tried to arrange only a single day of block viewings, the agent of course tried to ignore this. The agent also tried to arrange more viewings after we took it off the marketI think....0 -
I have sympathy for tenants who want to remain in the property. Either they have their peace disturbed by viewings in the hope that a landlord buys the place or they refuse all viewings and get turfed out. My friend's tenant had it about the best it could be, I think. My friend went to the agent before doing anything else, and asked them to find out if the tenant would be interested in buying it themselves. The agent duly asked the tenant who said they were nowhere near being able to afford to buy it, but wanted to continue renting it. Before reporting back to my friend, the agent approached another LL on their books, whom they knew to be looking to increase their portfolio, and asked if they'd be interested, so when the agent did get back in touch with my friend, it was to say "The tenant doesn't want to buy it but I've found a LL who does."
Almost everybody wins:
The tenants got to stay in their home and didn't have to have viewings etc, except, I imagine, one for the new LL to confirm that it was what they wanted.
My friend didn't have a void, or to have to do the place up ready to sell.
The new LL didn't have a void, or any of the hassle of finding a new tenant or doing a property up ready to rent.
