    PN, this is not a posh alert. It's a gigantic PITA alert.

    From the vast number of hours I spent researching, I can tell you that there is a free standing Panasonic microwave that fits in the gap that built in microwaves leave behind. Not the teeniest Panasonic microwave, but the one they call family size. Can't help you on model numbers because it was in the old house. We bought the built in fixing kit from Panasonic for about £30, the microwave for about £60 and stuck a couple of pieces of plywood on the shelf base to make it the right size for the built in look.

    *Prices are 2005-6 era.

    Failing that there is a short but wide Panasonic (model NN-E281MM) that will fit the width of the gap being left behind and leave sufficient air room on either side. Its legs are well back enough that you can position it forward if needed and it is short enough that there is space above. You then have to tidy up the look to give the appearance of choosing to site the microwave on an open unit. About £120 a few years ago.

    Went to see the potential BTL again today. The tenant was caught unawares. Poor guy. Son tenant was nursing a hangover- I'm sure that sleeping in a bunk bed can't help. Dad tenant was telling us they are only there until their purchase goes through. Agent was on the phone to Mum tenant who said they wanted to stay in the flat.

    Putting that all together, I guess they want to stay until their purchase goes through and not have an interim move.

    Is it safe though - in that it doesn't need space around it? Is it intended (via the kit) to fit/work like that?

    This is why I could never do a PhD or work in academia (that's what you do right?) Far too much self-motivation involved. If I'm getting paid to do something and given a deadline I'm fine. If I was doing a PhD I'd do nothing for at least 3 years :p

    ETA yep getting started is the hardest bit, I find.
