    I can empathise with your frustration ... my document's been open all day and I can't decide whether the conclusion / recommendations are OK or way off beam and thus need a completely new re-write ... :mad:

    Well, I have a deadline. Though I have had them previously, and I haven't been held to them... (which is nice but in many ways not helpful). This is a real deadline though.

    No option of doing nothing for 3 years in a lab-based science PhD. They'd notice if you weren't doing any experiments. And you couldn't do them all right at the end (you kind of work out what you're writing your thesis on as you go along).

    Document not behaving itself? If you get completely stuck, try choosing a different bit to work on until you feel a bit more over the hump and then go back to the harder bit. Or if there's a particular bit that you just keep not being able to get started on, ask yourself why and insist on an actual answer from yourself. I usually find that the answer involves something I don't know or can't do, so then I realise what help or information I need to go looking for, instead of just beating myself up about being so pathetic and not doing it.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    Well Mum tenant was out, Dad tenant wasn't bothered by anything other than watching TV. Son tenant had been in bunk bed nursing hangover, so he was the only one disturbed.

    I do have sympathy for tenants in this situation, but selling to someone who wants to be a landlord means they get to stay in the property, whereas refusing all viewings means they will get eviction notice soon. So I guess it is their choice whether to allow viewings.

    We wanted to look at another place, but that was tenanted and the tenant has refused all viewings, so the seller and agent are stuck until the tenant leaves.

    Oh, OK, that sounds a lot better. I misunderstood what you meant by "caught unawares" in your previous post. Thanks for clearing that up.

    Yes, I agree the best outcome for the tenants if they want to stay is for the LL to sell to another LL. A friend of mine recently sold her tenanted "accidental LL" house to another LL, and I agreed with her when she said how pleased she was that the tenant wouldn't have to be asked to leave.

    I never had a LL want to sell from underneath me, but I would have hated it. I had a LL want us out so they could move back in. I also had an agent wanting to do viewings during my notice period after I'd said I was going, and I didn't want that - felt very disruptive and intrusive when I had other priorities than getting the house in a fit state for people to be shown round. Fortunately there were visibly obvious maintenance issues that meant the LL agreed they didn't want viewings to happen until the maintenance had been done, for fear of putting off potential new tenants, and they couldn't reasonably expect us to let them send people in to take up floors and take down ceilings during our notice period, so we were left in peace. :)

    Our second to last rented flat was on the market to sell for almost 2 years. Right at the start we told the agent we would accept viewings on Saturday afternoons, as long as they were organised in a block, and anytime before 6pm on a week day as long as they have is 24 hours notice. They were pretty good about this although once they did turn up about 5pm on a Saturday without agreeing the viewing in advance, and then tried to let themselves in without knocking. I was "not pleased".

    In the last place when we were moving out we refused a really inconvenient viewing but the prospective tenant turned up anyway and tried to get us to let him in. He was sent on his way.

    I had a potential tenant (a couple) just knock on my door at the last place as they'd phoned for a viewing and had been given an appointment the next day, but "couldn't wait", so wanted to find out where it actually was - then decided to knock and ask if they could just come in and have a quick look round.

    Not .... good. Sent them packing....
