Second this, it is probably cheaper and better if you are going for a full survey to instruct your own surveyor rather than getting the lenders suveyor to do anyhting but the minimum.
When we last bought the quotes form the agents solictors and surveyors were considerably higher than the ones we normally use - I suspect some sort of kick-back agreement was in operation.
Where a buyer is in a very good proceedable position then anythting that the survey hightlights that was not obvoiius from a lay visist should be used to negotiate the final price.
Cheers fella. Agree with all you say.
I started looking at the RICS website earlier. It just made my head hurt...It's getting harder & harder to keep the government in the manner to which they have become accustomed.0 -

How do I get back to the original and the best?

Everything should return to normal (for now).lemonjelly wrote: »As I have absolutely no idea what I'm doing, you're absolutely right to query/check everything Nikkster!:)
The solicitor sent me a leaflet which advised they can arrange surveys. No detail gone into.
I'd definitely want a full structural survey, for the peace of mind as much as anything.
Who is the solicitor? If this is an independent solicitor who is working for you and only for you - ie who has not been recommended to you by the EA or anything - then it's fine to go with their recommendation of a surveyor. If, however, the solicitor is linked with the EA or the lender, then get your own surveyor who will be looking out for your best interests without any conflict.lemonjelly wrote: »I want to start packing, as I have very quickly got into feeling that I should be doing something to aid this process. As it is, I'm sitting here firing silly/obvious questions off to a series of nice people, who, because they are so nice display patience & understanding & help. How wonderful it is not to be judged.
I feel a bit out of control, in that I really don't know what I'm doing or supposed to be doing. I therefore feel like I'm doing nothing. Quite unusual for me as I'm not the impatient type usually but I'm sat here thinking I should be doing SOMETHING even though I have no idea what.
Boss aside (as I will need to take some time off) no-one at work knows, & close family only know at the mo. A few friends will be told next weekend, but it isn't going to be general knowledge.
I have a lot of cd's, books & records to pack...
Feeling out of control is normal. I did. I'm sure Nikkster did. It's also normal to feel that you ought to know what you're doing but actually have no idea. I think practically everybody feels like that unless they've bought houses before.
In a year or two there will be some other person on this thread feeling all at sea buying their first house, and you will be posting helpful suggestions based on your experience of buying this one, and you won't judge them for their ignorance either.Do you know anyone who's bereaved? Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.0 -
I'm really cold tonight. Sitting around with wet hair doesn't help.

Just in time for Spring!
Here's hoping you really can sort it, LIR....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

Started looking on RICS & found one near to the house, & they're premium RICS members, but have heard acouple of tales that put me off...Feeling out of control is normal. I did. You know, the past 2-3 weeks has done a lot to show how we may all watch the news about horrible this, that and the other, but really, the vast majority of people are beyond nice.
Not just here (though it has been a big part of things), but other forums/places I go there appears to have been a bit of a run of really good folk everywhere.
I know for a fact had the NP not given input, I'd have dallied & missed out. Having a moment with another bidder confirmed that I wanted to make my home there.:)lostinrates wrote: »I'm really cold tonight. Sitting around with wet hair doesn't help.

We're supposed to have 3 days or so where it is a bit colder. Get yourself wrapped up.

Solicitors advise they can get surveys done (not just valuation survey). Am I better to go with them or engaging my own?
Will be speaking with broker tomorrow to get that ball rolling.
I want to start packing now...
Engage your own surveyor. tell them you want a full structural survey but no valuation. Get them to do their work and speak to you before writing the report; that way if their advice is to avoid, you can get a reduction in their fee by telling them you don't want the written report.
Once you have the FSS you can re-negotiate the price if necessary and only then pay for the mortgage valuation.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Out of control, definitely. Still don't feel back in control yet. ESP not financially
I've said it before, but will repeat- after this flurry of activity getting signed
Up with people/ arranging things/ sending id to everyone it will feel like you've been whipped up into a frenzy of getting things done, replying quickly etc. Then it all goes kind of quiet but you still feel like you should be being proactive etc!
It was really useful sitting next to someone who was going through the same thing (offers accepted within a week of each other, both single ftb)0 -

S'ok. Been a mild winter.. I enjoyed the sun today in my bare feet.
I'm ......disbelieving. I live in a state of upheaval ATM. I'm hoping getting this resolved after almost what, 18 months? I cannot remember tbh, will mean we can move forward with decisions we should have made long ago, but will move into financial year after next now......
That's what you cannot get back really! Time.
I need to bush my case pupo rug. It was mother's . I remember it from being a tiny baby, and now its beyond frayed, bits are migrating around the house..
