    1) Glad you are OK, brake failure sounds extremely scarey.
    2) With hindsight given the xs situation perhaps agreeing a payment with the third party might have been the best option?

Cheers yeah it was a bit, very low speed though. Didn't think in time to grab the hand brake.

Yeah would rather have done that. But maybe best to do it officially, I don't know! It was my fault (even if I didn't admit it) and he asked me for my details so I gave them.

Have you ever seen a picture of a dog poo tree?

At home we only pick up in the yard and garden. It disappears elsewhere quickly enough.

The forestry commission come and clear these decorations on a frequent basis.

We litter pick as if we do not it attracts more. I know fly tipping is the same as from time to time black sacks, household items and tyres get dumped along the road. If not gone within a week more will accumulate.

We litter pick along the verges as well as in the woods as people lob their rubbish out of car windows. The sheer ignorance appalls me.

A couple of weeks ago a car with a middleaged couple pulled over and asked OH and a neighbour for directions. OH helped them . They needed to turn around. To do this they swung in a wide circle driving up over the verge and gouging a semicircle into the verge and lawn of our neighbours garden.

Masomina, well done. I've had brake failure in one of my early cars and it is terrifying. (). Very, much so.

Keeping a cool head is to be commended.

    How rude. :(.

Yodel trampled my newly opened crocus last week. But they delivered my cat food here not next door, so .....you won some you lose some.

At that front door we have today and yesterday just put some cheap and nasty flags, because its a grass approach across the verge to our front path and Been very treacherous in the weather and someone was going to have a bad accident. We were going to lazily plonk slabs in cut out turf till later in summer, but to out delight the ground under Neath actually is hard core, so it might be that the path is actually ok. Now we feel very shoddy for having laid the slabs without putting string out to get them straight etc, :o.

Its bile weather out there today, apart from animals we're giving up on outside stuff now.

I hope not, it should be straightforward but it's a new banking relationship and banks can be a pain in the neck.

Good luck, stressful. But as you say, should be straightforward. Hopefully it means you can concentrate on other things soon and sounds excellent to be so near friends. :)

I just posted this at t'other place, but then thought may as well just C&P here. All help/advice/suggestions appreciated:
Hats off to the doozers, what a lovely couple they are. Deep gratitude to doozerboy for taking the time to come and look over the property for me, & the advice regarding negotiations.

The unsurprising twist in the tale has arisen, unsurprisingly. Another buyer is interested. My understanding is they will want to extend the downstairs of the property.

Spoke with the EA today (I know, a sunday!) Other party is looking to offer circa 225k as an opening offer, & appears to be looking to take their AIP into the EA's today.

My instinct is that I know what advice will be forthcoming - I need to decide my maximum before getting into a bidding war.

Basic overview - doozerboy feels there are no major issues. House is in good shape. The vast majority of work done has been done to a good standard. Theoretically, could move in & live with doing minor jobs around living there. That is mainly cosmetic work, so not arduous or a big impact.

    Your thoughts are welcome.

Big big hugs & thanks to the doozers btw!
Regardless of the outcome, they've been so supportive & helpful in advice, guidance, and their time. I'm deeply touched by such kindness.

I'm off to ponder for a little (if I log out) but I won't be far away!
