I subsequently asked what elements needing ironing out.
It is something to do with the covenants regarding the estate, and some places cannot be touched (no I don't understand why, but herein is probably a legal minefield).

I was at the estate this weekend and noticed that the signs still have not been changed, despite being well into February. I have written to both Capital2Coast and the BPA to inform them of this! (let battle commence!)..
On the positive side, I have not heard of any residents having problems ... at the moment (but then I have not seen any security patrols!).Thank you for reading this message.0 -
I-L-M does your estate have it's own elected board of Directors who in turn outsource the day to day stuff to this Management Company?.
If so, do they have an annual AGM?
If it does, make absolutely sure that you and a few aggrieved fellow residents attend the meeting and put yourselves forward for the position of Directors. At least you can then immediately order the Management Company to remove the PPC or face being replaced with another Management Company.Never Knowingly Understood.

Yes there are a Board of Directors and the Management company look after things.
There is a slight problem inasmuch it is a busy area, right opposite a very busy shopping centre. If the estate became free-for-all then the residents would not be able to park. Obviously the outside roads are all metered or DYL and the shopping centre has an underground (paid for) car park.

1 - Carry on with the PPC & take the risk that the owners of cars that are ticketed don't appeal & win (or later decide to reclaim the costs + expenses) and thus cost every resident in increased service charges.
2 - Install a barrier system with pin code (or pass card) access. Intial cost is very high, but there is no risk of PCN reclaims or costly Court actions against the Directors/Management Company.Never Knowingly Understood.

I will ask the Management company if they are aware of many tickets having been issued.
As I wander around, on foot, I do glance at the vehicles and I think all I have noticed have a residents or visitors card in their windscreen / dashboard. A lot of cars park facing against a brick wall, which must make it difficult for any parking attendant to see
Provided the ticket has been issued correctly (ie parking without a permit) could anyone have a claim against the Management company or Directors? Is the contract with the PPC?
BTW How do tradesmen get in? Do you give them the number (and expect them to forget it ?)Thank you for reading this message.0
