  • Seems there are a lot of us with the Halifax on this board! I had a DIP through about 10 days ago, and formal application in via broker on Thursday last week (6th Feb). Also paid to upgrade the Halifax valuation survey to a homebuyers one which has set me back £800 including the work they want done - ouch. Have heard nothing and it will be a week tomorrow that the application went in, which seems to be the time it has taken some to get their offer through! I guess that if we are getting a full homebuyer, the surveyor needs to arrange a time when the seller is home so he can visit as opposed to parking outside for 5 mins, taking a few photos, and sending me a £200 bill.

    No news is good news they say I suppose. We are not maxing out our borrowing, and both have stable jobs we've been in for 7 years each, along with a 10% deposit, so I'm hoping we won't be too much of a worry to the under writer. Hoping that we at least have a valuation booked by close of business Friday, even if it is for a couple of weeks time. 

    In other news, our conveyancer has been going to work in earnest, and we already have the deeds, searches etc through. This is adding an extra stress as we are paying out for loads of reports and the such that might all be in vein if this falls through. Broker said no problems, relax, but it is bloody hard! Neither of our first times through this rodeo, but experience doesn't seem to have made it any easier! 
  • Can I ask out of curiosity, if you are using a mortgage broker are you waiting for the broker to call/email you with an update or are you actively calling the broker to check on the status etc.? 
    Just sat waiting. He said he will update us as soon as he has any news, so I don't see the point in chasing him every 5 mins. Got to trust he is doing his job as fast as he can, or why pay him?

    Submitted full application at 10.30 today. By 12:30 Halifax had already done all hard background checks, affordability checks, and booked in valuation. 

    Two years ago they completed my mortgage in 4 days. They might beat that record this time round  :D

    We put our mortgage in to Skipton on January 24th, had an AIP straight away, full application in that afternoon, a valuation on 6th feb, sent a declaration form in on 11th Feb  now waiting to hear from them. I know it doesn't happen overnight but has anyone had any dealings with Skipton? And any timelines? I've read different things about them and made us even more anxious 😣 our homebuyers is booked for tomorrow. 
  • We got our mortgage offer today. That was fast! 

    Halifax
    03/02/20 DIP submitted by broker which showed we could borrow what we wanted
    06/02/20 Full mortgage application submitted lunchtime by broker
    13/02/20 Letter received with mortgage offer. 

    The slight confusion is that it says that a surveyor has completed a valuation, but didn't really give us a report or anything. We did order a Level 2 survey, and have had another letter in the post today from the Halifax surveyors stating they will be visiting the property to carry this out. I am assuming that they have done a level 1 survey maybe by just looking online and using their various computer models so as the mortgage could be approved. They will then arrange a time to do a Level 2? I am working off the basis that I didn't think you could get a mortgage offer letter without having had a valuation? There are no caveats in the letter such as subject to valuation etc, so I am assuming we are all good!? Exciting times. 
  • Our timeline so far:

    We are not first time buyers. Sold our house last October & have been in rented since.

    9th Jan - house viewed.
    11th Jan - offer put forward to vendors. Initially rejected but told we can not up our offer.
    13th Jan - same offer accepted.
    15th Jan - instructed broker & solicitors.
    27th Jan - full mortgage application submitted to Natwest via broker for 95% LTV.
    28th Jan - Documents submitted to Natwest.
    29th Jan - Natwest would only lend 85%LTV.
    30th Jan - DIP with Principality.
    5th Feb - Full mortgage application submitted to Principality via brother for 95% LTV.
    5th Feb - EA called to say Principality instructed for valuation for 12th Feb.
    6th Feb - Documents sent time Principality.

    Fingers crossed & every minute seems so long. I’m constantly looking at my phone.
    Update:
    6th Feb - received fixture and fittings from solicitor.
    7th Feb - principality asked for original passports. Sent in to broker on the same day.
    10th Feb - Broker submitted the passport and solicitors requested for searches.

    Really hope for some good news after Natwest not approving us for the amount we want🙈

    Finally got an offer from Principality.
    So updated, timescales are
    12th Feb - Valuation carried out
    13th Feb - Mortgage offered.

    We are now waiting for our searches to come back, see if there are any enquiries and to see when the sellers are ready to exchange.

    Just joined the waiting game! Applied to Barclays via broker
    aip - 5/02/20

    advised via broker that initial credit check has been passed and is now subject to underwriting 
    full application submitted - 12/02/20

    28/02/20 - received a text today to say mortgage offer has been issued!!! And will be posted to us in the next few days.. absolutely delighted!

    AIP Halifax 05/02
    full mortgage application 10/02 via broker 
    credit search was done 11/02 (according to credit karma 
    paid for valuation 12/02 upon request 
    received letter on 15/02 from surveyors saying they have been instructed .

    Our full mortgage application went in through broker on Mon 10/02, valuation was booked for Wed 12/02, since then it's been complete radio silence. No word on if they've received the valuation report, and no hard credit checks have happened yet either. Just wondering if I should be concerned/chasing our broker?

    If it’s just a valuation then they may have done it either online or via a drive by. They may be preparing a offer letter etc. It’s still a bit early to hear so I wouldn’t be concerned at all just yet .
