    I assumed this too, but apparently, this depends on the lender. Not 100% sure. My valuation was done a day after my app was submitted. This is with Accord though

    I think they ask for payslips to verify any additional debt expenditures that may not have bene declared at application e.g. child car or car loans etc.
  • So I've just spoken to the broker and they haven't instructed the valuation yet (they've take the money though which is fine) But they need a letter from my employer emailed and addressed directly to Halifax which is fine, and a letter from my MIL as she's gifting the deposit, so the broker sent me a blank form for her to fill in so that will get done tonight. He said everything else is absolutely fine :) :beer:

    I'm still being my usual pessimistic self so fingers are still firmly crossed lol

  • I'm joining in the madness as of yesterday. Offer accepted late last night by the seller after a pretty short and sharp period of negotiations - she's got a property she wants, so needs to sell before she can offer. We're having to stretch ourselves to pretty close to the limits, so I've been pouring back through the AIP figures I put in to double and triple check that they add up as accurately as possible, but like everyone else here, I am a nervous wreck with the what ifs. We've been looking for about a year, and really love this house, and have got a good price on it. Can't help but keep thinking someone somewhere in a dark room is going to press a no button...I'm naturally someone who hates doubt, and have a feeling I will be lacking sleep for the next fortnight.

    On the positive side, spoken with L&C who think the mortgage is no problem, and will likely instruct my Mortgage broker friend tomorrow for a bit of a charge, but I know him and it'll help no doubt having someone on the end of a phone that I can stress at whilst this all goes through (hopefully). Next job is finding the solicitor which I will likely take a recommendation on tomorrow, and then it's all go as of Monday with the application and all the related things.

    1st viewing - 27th Nov
    2nd viewing - 29th Nov
    1st offer - 29th Nov
    2nd offer - 16th December
    Offer accepted - 16th December
    AIP (or DIP) - 17th December
    Full mortgage application - 20th December
    Mortgage Valuation - 30th December....

    Fingers crossed! So nervous!!

    Can add some further dates to this... also. I was buying a repossessed property... so no taking off the market. :-O

    Mortgage accepted by Skipton : 3rd Jan.
    Contracts issued out: 7th Jan, due to complete on 13th Jan.
    turns out... solicitors spelt my name wrong and we had to redo contracts...
    Contracts signed: 15th Jan due to complete 23rd.
    ... then. On the 20th another offer was received on the house, so full on panic mode. I got the exchange of contracts completed 21st. And completion due 4th Feb.

    Phew. That was one helluva ride. :beer:

    Gifted deposit letter sent back over the weekend, my new boss sent the letter directly to Halifax this morning. Next, we hope that Halifax accepts all the new documents and next is the valuation! :whistle:

    Already been declined by Santander on the basis I’m self employed / contractor and they were worried my next contract might not happen. I provided evidence of a history of successful contracts for 5 years (I hope it was all passed on by broker). But ultimately I don’t yet have a new contract for April. It’s just the way my industry is. It’s all last minute but spring is the busiest period and I’ve got a track record. But oh well.

    Hoping that Natwest are more flexible.

    As I’m sole trader / contractor, help to buy I’ve not got many other options. Low LTV but I am reaching in affordability in my dream house. Or wouldn’t be so much if my friends lodging contribution is taken into account but it’s not. Oh well. The downsides of being single, no joint application.

    I just want to know now if I’m being unrealistic. So I can move on.

    Finally got a copy of the valuation report today - so one worry taken care of. They valued it at the asking price. No clue if Natwest (paid £324 for the privilege) do more than a driveby or a visit so I could assess it's usefulness to me as really want to know if I am overpaying for this H2B property.

    Just now waiting to hear about the offer - told it should likely be 48 hours. On the tracker they seem to have ticked everything else off. So much faster than Santander. And so far, less queries and no focus on my contracts, thank god. Question now is just if they give me the amount I need. (well and any mortgage, but I'm feeling more confident).

    Other thing, I'm due to complete (if all goes to plan) by the end of February - that's Bellway's wish anyway.

    Anyone else thought of stamp duty? It's killing me that completion is 2 weeks before the new budget by Sajid Javid. And if he does scrap stamp duty then that'd save me £5k minimum. But it's a guessing game if he will. Probably won't as make too much money from it, but it'd be a radical way they could get the property market moving at least a little.

    If you are buying a new build I am surprised that the developers have not paid your stamp duty.

    It was one of the first incentives they offered us last year!

    update on us, we have our offer (finally) with Halifax, and then I have found out that my partner is £500 over drawn in an interest free student account.. do we need to clear this asap incase they do another check or will it be okay?
