    Have they asked for anything else from you in the meantime, if not, thats a pretty good sign that they're just waiting for the valuation now. I'd say you're pretty close

    Application in with Natwest via a broker.
    Already been declined by Santander on the basis I’m self employed / contractor and they were worried my next contract might not happen. I provided evidence of a history of successful contracts for 5 years (I hope it was all passed on my broker). But ultimately I don’t yet have a new contract for April. It’s just the way my industry is. It’s all last minute but spring is the busiest period and I’ve got a track record. But oh well.

    Hoping that Natwest are more flexible.

    As I’m sole trader / contractor, help to buy I’ve not got mang other options. Low LTV but I am reaching in affordability in my dream house. Or wouldn’t be so much if my friends lodging contribution is taken into account but it’s not. Oh well. The downsides of being single, no joint application.

    I just want to know now if I’m being unrealistic. So I can move on.

    I apologise if I should have posted this on a different thread but I hope someone can help me.

    Myself & my partner are first time buyers, we found a house a few weeks ago and it was up for £120K, we negotiated with the seller and he agreed we could have it for £114K - it does need some work but the location is excellent. We applied for a mortgage with the Post Office and have been accepted, however, when they went out to do the valuation on the property last week they have said the property is only worth £109K and therefore that’s all they will lend us! The seller has said the lowest he will drop the sale to us £112,500 but we do not have any more cash to put down for the deposit. Plus I feel if I did fork out the extra cash wouldn’t we just be going into negative equity right away? The mortgage broker we are using has said she thinks the valuation could be incorrect so has requested that the Post Office do another one. Does anyone think we may get a higher valuation the second time around? Also is there anything else I could do? Any advice would be appreciated!

    10th oct- viewed a house locally and it was half the size of mine so decided to put in the right to buy mine off the Housing Association

    12th oct- submitted right to acquire form

    2nd dec- HA surveyor came to value the house

    29th jan- valuation received £82k with £9k discount so £73k. Sent all my bits and bobs to a mortgage broker to see if they can sort me a mortgage of £69,700 so 85% ltv.

    I am a bank nurse on 1 income so thats my main barrier... however it is a small mortgage in the grand scheme if things so I'm keeping everything crossed. Not going to appoint a solicitor until im set for a mortgage

    We're waiting to hear if our mortgage is going to be approved! I'm so pleased I'm not the only one worried about the wait. Here's our timeline (we're buying from Persimmon)

    15/1 - Got our DIP from Halifax via a broker
    16/1 - Officially reserved our house using the Home Change scheme
    20/1 - Home report done
    23/1 AM- Estate agent came to take pictures and I put some pictures on Facebook
    23/1 PM - Lady seen my Facebook post, came to see the house, offered full home report value the same night!!
    28/1 - Full mortgage application submitted and paid the £200 valuation fee
    30/1 - Signed the conditional missives and handed to solicitors

    Now we're in the limbo stage where we've sold our house without really knowing if we have a mortgage for the new place! I got an email from Credit Karma telling me they had done their hard searches so now it's a case of hoping and praying that it all comes back ok!

    Anyone else had this while buying a new build?

    Anyone.. we had our valuation today, which Halifax have charged us £200 for, following the completion of this my broker has emailed and said Halifax want my recent payslips, what's the reason for this? surely they've approved the finances if they've done a valuation?
  • I’m in a similar position - submitted app to Halifax last Thursday through broker and they requested my next payslip (sent yesterday). Valuation was done last Friday and I received the report in the post - all good. Hoping the offer comes through in the next few days!
  • Halifax here too!

    I sent everything to the Broker end of last week and the full application was submitted on Tuesday, I hope they don't ask for my wage slips because I don't start my new job until Monday (they're aware of this and have the offer letter from my new employer)

    How many working days before you received the report. Did this also include home buyers report?

    My app was submitted through to Accord on Monday and Valuation was done on Tuesday, so patiently waiting to hear anything back.
