    14/02/2019 - Paid solicitor search fees
    21/02/2019 - AIP Agreed with Barclays
    21/02/2019 - Full application submitted
    25/02/2019 - Valuation booked for 28/2
    28/02/2019 - Valuation took place
    04/03/2019 - Offer Issued From Barclays

    Our broker called me this morning to advise that our application has been successful. Off plan new build so hopefully a basic valuation then offer will be sent. We need to sign contract with the builders next week, so hoping for a quick turnaround.

    26/01/2019 - New Build Reservation
    08/02/2019 - Meeting with Mortgage Broker
    18/02/2019 - Application to Clydesdale
    19/02/2019 - further info needed for underwriter
    21/02/2019 - copy of employment contracts requested
    26/02/2019 - signed employment contracts requested
    04/03/2019 - Offer subject to valuation
  • Mortgage approved!
    It's been a heck of a ride with wrong valuation and being charged the mortgage fee twice!
    But, we're moving forward now and our mortgage broker has been incredible

    For those of you that are going through a similar nerve racking time

    I'm posting my timeline to let people know not to give up hope when things look bleak!

    05/1 - Find a perfect new build home with HTB and reserve
    07/1 - Broker approaches Natwest for DIP
    08/1 - HTB docs sent off. Natwest come back and say they have flagged a financial associate on my Equifax credit report (not appearing on others so a recommendation to others to check all 3 of your credit reports!)
    15/1 - Financial associate removed but broker in the meantime has found a better deal with Halifax and now approaches them. Application submitted and valuation instructed
    23/1 - Valuation comes back at £35k below asking price! Gutted
    23/1 - 8/2 - Cut a long story short, builder appealed valuation and provided evidence, Halifax upheld the valuation

    Now, I forgot to mention that even though I am married, I'm applying for the mortgage in my own name due to adverse credit on my partners file from 2 years that we are correcting. This limited our lenders according to my broker, even though she is not financial dependant and I can afford everything comfortably on my own.

    11/2 - Made the decision to start pulling out of sale :(
    12/2 - Happen to attend a mortgage seminar at work and chat to the broker who said to send me my details across and he will give a 2nd opinion
    13/2 - New broker says he can find something for me after speaking with his colleague about me having a sole mortgage
    14/2 - Better deal than original found and applied to Nationwide and valuation booked
    21/2 - Valuation carried out
    26/2 - Valuation comes back at £15k below asking price which is ok, builder said he would be willing to sell for this price

    Fast forward to today, all paperwork updated and Nationwide have sent the offer out!

    I've learnt a lot during this process and I cannot stress enough about finding a good broker that does whole of the market as other people have mentioned.

    Just thought I'd up date. We applied last Thursday, Valuation today, text from nationwide to say mortgage has been accepted and offer is in the post!

    Lots of browsing on here has massively helped. Good luck to everyone else!!:beer:

    Just had an email from Broker stating application has gone in, the nail biting can now begin!


    Timeline thus far:
    9th Feb - house viewed
    11th Feb - first offer made - refused
    11th Feb - second offer made
    13th Feb - offer accepted
    14th Feb - solicitor instructed
    28th Feb - initial searches conducted
    08th Mar - confirmation full application has been submitted (to Accord)


    Anyone got any specific timings for Accord??


    Update:
    11th Mar - mortgage valuation booked in for today


    Trying really hard to distract myself at work and not think about it too much!!

    2/3 - second viewing
    4/3- offer made
    4/3 - offer rejected, buyer countered
    4/3 - offer accepted
    4/3 - new DIP at higher price
    7/3 - met with broker
    8/3 - mortgage application submitted to Kensington
    8/3 - ID, deposit proof received at estate agents, chased broker to send DIP so the house can go off the market

    ¤ Saving for a house deposit by '19 ¤ Savs @ £20,000 ¤

    Hi all,

    FTB attempting to buy 40% of a shared ownership flat. Feels like it’s taking forever and still haven’t got a mortgage offer! With my current nervous wine consumption I would imagine at this moment I probably share 95% of my DNA with a grape...
    10/1 - receive DIP via broker
    11/1 - View flat, decide to apply. EA emails HA
    15/1- received application pack from HA. Long list of requirements, practically inside leg measurements. Fortunately pdf’s acceptable so can access most docs and work in a school so ID certification simple...
    16/1 - Send application to HA. Copy in EA for their information. EA confirm receipt, nothing from HA.
    18/1 - email EA as still no acknowledgement from HA. Say they’ll chase.
    22/1 - EA email saying finally contacted HA, application not received. They have re-sent from my email (which they had received...)
    HA confirm receipt bar a couple of docs, send same day.
    5/2 - HA call, reviewing application. Need a couple of clarifications. Couple of calls, verbal confirmation of acceptance.
    9/2 - Memorandum of sale received in post. Pay reservation fee. Instruct conveyancer. Weekend so email broker.
    10/2 - Broker emails on a Sunday to say will process application tomorrow.
    11/2 - Broker emails with new, slightly improved offer. Details completed online and mortgage application made. Passed to a case manager.
    12/2 - check application details online. Number of mistakes with my financial information. Call case manager. He’ll speak to Barclays and amend.
    16/2 - EA emails to say mortgage valuation booked. Not til 25/2...
    26/2 - Broker calls, says waiting on valuation assessment should be a few days. Could be before or after weekend.
    4/3 - Monday. No news. Email broker - any updates? Replies saying will chase up.
    6/3 - Broker rings. Valuation didn’t take place. Now booked for 7/3.
    Email EA for information.
    7/3 - EA replies apologising for forgetting to let me know about the delay, surveyor sickness. He picked up the keys last thing yesterday to be able to do first thing.
    EA emails, valuation completed. Thumbs up sign from surveyor. EA presumes a good sign. By this point I’ve practically lost the will to live and am doubting everything. It’s also Thursday so undoubtedly another weekend’s wait to get through...
    8/3 - Email broker, after hours - know valuation has happened, have Barclays received report.

    And now I’m chewing nails and drinking wine over the weekend. Hopefully I’ll at least know on Monday if the report has been received. Absolutely hate not being in complete control of this process. �� Trying, and mostly failing, not to imagine worst case scenarios. Also trying very had not to annoy my friends with every tiny step of this process... Apparently that’s what strangers on forums are for. So here I am! ��
    Fingers crossed for news this week.

    *11/3 update - call from broker saying mortgage offer received!
