Hi,
Halifax valuation has come in under purchase price of £252,950. Colleys suggests properties in the area to be worth between £225,000 - £245,000, with this plot being valued at £240,000.
Same property type 1st phase all sold for £229,995 06/2016, we are now on the last phase at £252,950, I reserved as soon as they released circa 4 weeks ago.
The house next door identical (Town house) is now listed at a higher price of £259,950 with both due for completion 01-03/2017.

Halifax have said the broker needs to request a CML from the Developer ?
We did have some incentives not sure if this affects it at all;
- 3% gifted deposit
- Flooring, Wardrobe and TV mounting
- Stamped duty paid
- Legal fee's paid

We are in process it's just been passed for final assessment what does this mean0 -
We've been told sit & wait now, driving mad. They have run credit checks on us yesterday as we received alerts by email (well I assume it's them anyway), so would think not long till know yes or no
Can anyone advise if full offer received, how long till rest done and can exchange?0 -

17/7 Viewed property
20/7 AIP and offer accepted
25/7 Full application sent and in underwriter's queue
27/7 Offered £48K less than AIP (due to shares as bonus issue)
31/7 Valuation carried out
4/8 Underwriter agreed to wait until next credit card repayments were reported to take into account most recent level of debt (making massive repayments each month at the moment)
11/8 Offered £26K less than AIP which we we are able to proceed with.
Phew! Our broker was absolutely worth his weight in gold. We would have given up at the first mortgage offer, but he has definitely worked his magic!0
