    I'm with Precise. Had to send off a few extra documents which i had to hand and they stated the following:

    The valuation will be instructed upon receipt of the full security address

    Now I am assuming this may have been to do with the new house postcode (didn't;t have one last week) but i was able to send it through late friday.

    Vendors estate agent rang me today to get an update seeing as the valuation survey was carried out on 4th August and they hadnt heard anything further from us. We had no idea that the valuation had been booked, let alone carried out!
    We are using L&C as our broker, the advisor was great but the case manager just never comes back to us, and when she does it's a one liner. Her response this time was "yes, the valuation came back as purchase price as expected". I realise we are just one of many clients to her but the silence is killing me.

    Like others I had thought valuation the last thing to happen and its come back fine, so I'm now wondering what has been happening the last 10 days?

    I just want an answer! :rotfl::eek::o:(

    14/8 All docs sent to broker

    Hopefully the process is quick :)
    Head is battered being a FTB even though I have family around me giving me advice.

    How far along are you Vixen?

    The advisor talked me through time scales at the beginning, saying that our Lenders average was 28 days, but most applications were much quicker. I'm beginning to think it's L&C that bring the time scales up from inaction!
    I've asked my Solicitor not to start on searches until the mortgage offer is through, but the delay is concerning me now and I think the vendor is getting twitchy. Is it still best to wait?

    Updated timeline:
    04/08 - Reserved house
    08/08 - Agreement in Principle with Halifax for £108k
    10/08 - Full Mortgage application submitted with Halifax
    11/08 - Hard credit search on my credit report showing
    14/08 - Told by mortgage adviser I've passed there initial credit checks and they have instructed valuation

    I'm hoping they would of booked the valuation yesterday afternoon, because I'm buying a new build I know that the sales office is closed today and tomorrow, so if they haven't they won't be able to book the valuation till Thursday at least!

    Mortgage adviser has told me he should get a mortgage offer by the end of next week, but that seems to quick

    L&C made an error in the application in relation to our solicitor info. I've been tracking the application directly with the lender (NatWest) and can see that they asked for clarification of this 6 days ago. Our case manager doesn't seem to understand that there is a mistake and just keeps repeating the info is on the application they don't need it again everyone I question this.
    Tonight I just thought I've had enough and rang NatWest directly, they were great. Corrected info, checked nothing else was needed and advised that it was accepted subject to valuation. What does this mean?

    Vixen, sounds like as long as valuation by lender matches the purchase price then you're home and dry!

    I wish I could track direct with lender! Got an email today asking for one of hubbys payslips that I know I've already sent and a discrepency with initials on a document which hopefully we've now resolved, but again I wouldn't know as the case manager hasn't come back again since!

    Estate agent rang again today, vendor trying to push us along not happy with lack of activity. Me neither! Just hope they don't get cold feet ��
