  • Had a call from my broker to say mortgage approved, subject to valuation, which should happen sometime next week! Fingers crossed no issues with it!

    18/12/2013 Valuation and homebuyers report done
    20/12/2013 homebuyers report emailed to me - valuation is what I am paying for the flat! Spoke to broker who tells me Natwest are "assessing the valuation" on Monday 23/12/2013

    I went away for Christmas and New Year on 24th and returned home last night to find a letter from Natwest dated 23/12 telling me my mortgage application is approved! I have heard nothing from my solicitor but I don't know if she was at work over the past two weeks. I guess I wait to hear from her? Not entirely sure what I need to do next myself, if anything?

    So mortgage formally approved by phone @3.30pm, formal offer letter in the post and surveyors have already rung to confirm EAs details to make an appt for survey.

    Solicitors have already completed their searches. How annoying HSBC have taken so long doing their bit. :(

    Well an interesting day today...

    I phoned the broker on Friday to see if there was any news on the valuation, i was told he was off sick and it could be another week yet :(

    Today however, i had an unexpected call from the brokers company... oh the broker arraigning your mortgage no longer works for us :eek::eek::eek:

    So we have got you another guy to take over your case and he will contact you soon.

    So i said to the admin lady... so do you know where we are then and whats going on ?

    Oh i have an offer here :j:j:j

    She went over it, only to find the term was incorrect, but for the sake of not mucking about i said dont worry about it, it makes little difference really, she then emailed me a soft copy which i have ! and am supposed to have the hard copy in the next few days.

    So later the other half rang Halifax mortgages just to clarify the address to put on our solicitor forms... only to be told that there was a note on the offer which needed amending and it had gone back to the underwriters :shocked:

    Now they didn't say what it was, and assured us there was no problem and it would be ammended within 24hrs and the offer reissued.

    So now i feel physically sick.

    It could be that the broker asked them to amend the term in the couple of hours between our phone calls ? i really don't know :(

    Valuation was bang on, and the offer have is for the correct amount.

    Can i just ask you all to please cross everything you can for us ?

    I will update again tomorrow what ever the case.

    Whatever the issue is, it's nothing to do with the term.

    The broker can amend that manually and re-issue the offer himself immediately afterwards.

    If it's something they say they have to do it's probably an error on the valuation, or similar.

    God now im more worried !

    I have an offer... but will it stick ?

    We often get problems with valuations. They are usually trivial things, such as the type of property, or the property not being classed as a newbuild when it is, and vice versa.

    If it's been offered, I can't think of anything which might cause them to change their mind so soon and it's probably just an error.

    That's actually quite possible.

    The MA is going to update later

    Edit... No updates yet, Halifax are saying carry on with the legal side etc and it will be sorted shortly, but they are being extremely cagey about exactly what they are doing.

    I have heard the words, "system glitch, resubmit" etc etc.

    The hard copy came through in the post today too, but no one wants to say what's actually going on.

    So today the surveyors that NatWest have instructed phoned me so that they could get my email address. Good news I thought, if NatWest have instructed a surveyors. I then received the email from the surveyors and they have our surname spelt wrong. :eek: I'll be contacting them as soon as they are open tomorrow, and have also contacted our broker to get him to check NatWest have our name recorded correctly. Fingers crossed it's just the surveyors who made the mistake. In an ideal world they would have noticed and questioned it themselves when I spelt them my email address, which includes my surname!

    Nothing you can do about it if they won't tell you any information I guess, other than sit back and relax :p

    I know... Can't help but worry, still, tomorrow...we should know.... Again.

    Edit, just checked experian again (after midnight update) another unrecorded search for the full amount 07/01/14... That could mean something has been done if my understanding of the system is correct (from reading hundreds of kingstreets posts in the last couple of months).
