I have been reading this thread with interest, loads of great help!
Here is my current timeline:
07/07 - Mortgage in Principle given.
07/07 - Plot reserved for a new build.
19/07 - Full application with broker (Santander text to confirm)
22/07 - New Help to Buy form signed and submitted for Equity Loan
*** 22/07 - Valuation booked by Santander for 28/07 ***
Now my question is this, surely Santander must be fairly sure the application will be successful? Or do they just book the Valuation when an Application is received to save time?
I am a first time buyer, so unsure of normal procedures and ways that things are done throughout a mortgage application!
I will just be happy if/when the mortgage arrives.
Has everyone else that used Santander been updated with text messages? I am hoping this will come through as soon as the valuation is complete. Or should I get an approval subject to valuation?
Feel anxious waiting, but there was nothing hidden with the broker, so it should be straight forward. In theory....0 -
I'm in. Santander FTB.
Long involved story - there's a thread on it here somewhere. Had an AIP through for a shared ownership, 25% for £27,500 - £3k deposit.
A week later, Santa (but not jolly...) insist on me clearing my CC balance of £1,500 to pass affordability. I do and send them statements and screenshots. No good. They want official statement released on 6th August.
Now waiting, hoping that the house doesn't get sold from underneath us...0 -
hi everyone, this seems a great thread to be apart off, so far my situation is...
reserved our plot 3 weeks ago
had a decision in principal with precise accepted around 7th July
broker came to visit us sign all paperwork and put mortgage application in 11th july
sent a extra bank statement 21st july
had HTB accepted just now, but waiting for our mortgage decision which i am terrified about and our valuation to come out not heard on this yet do they have to wait for that to come back before they offer a mortgage, was hoping would be this week but without that may be longer do they normally get someone out quick?
its so worrying!

Not sure if different to new build but we did an application with Santander and were told survey was last thing to be done before offer. But, as I say, new build might be different.0 -

There is no survey required for the new build, only valuation.
Would I get an update from Santander to say the mortgage has been accepted, subject to valuation? Or have I just got to wait0 -

We are currently going through an application with Halifax, had our AIP and have reserved a new build plot.
For the past few months I have been on and off work due to pregnancy issues. This means on my last 3 wage slips it shows a level if company sick pay. I have been on full pay the whole time but now Halifax have said they can't accept these pay slips and have approached my employer to complete a form basically confirming salary.
Has anyone else had problems like this and been successful. Our hard credit checks have been done and we dont have any credit issues.
Just worried these sick days and being pregnant wil.affect the application0 -

Apologies, I was referring to valuation, I just put the wrong word. Our dealings with Santander didn't go well so I'm not sure of the full process. We were on the last couple of days of underwriting and were advised once the underwriting was complete they would do the valuation. Our application was rejected for incorrect information at thelast hurdle so we pulled our application as they were not particularly helpful. As long as everything is exactly as per their process it shouldn't take too long. You'll just have to wait or harass your broker0 -
That must have been a hideous time for you! I hate the worry and wait already.
I spoke to our broker yesterday afternoon, she is confident everything will be fine (as she should be). I have been completely honest throughout every step of the application, so fingers crossed.
The valuation is tomorrow. Surely if Santander were going to reject for any reason they would do so before paying for someone to value the house?
I have asked our broker to chase them Friday if there has been no contact. Agonisingly close to owning our first house, but just feel as though our celebrations are suppressed until we hear from Santander!

Has anyone been through a re-mortgage process with nationwide from another lender and can give me an estimated time line? What kind of solicitors work does it entail?
I've seen a deal with free valuation and free legal fess and £250 cash back, hope to apply this week or end of August.
