    I can't believe I am about to type this - we got our mortgage offer yesterday! Eeeek it was so exciting, my fiance got home just before me and said look look and we opened it together, it was an amazing feeling!!

    Good Luck to the rest of you, I will be popping back on to see how you all get on! :)

    Decision in principle. 10th August
    Viewed on 11th August
    Offered on 12th August
    Offer accepted on 12th August :T 5k under asking price
    Mortgage applied for 17th August
    Documents sent 19th August
    More Documents sent 24th documents
    Valuation on property 28th August
    MORTGAGE OFFER ON 3rd September :j

    Can't believe it to be honest we are both on our 50's and he is self employed so we thought we would have a devil of a job. Just goes to show you doesn't it

    Big thanks to L&C as well they were amazing !!

    Now we wait to complete :eek:

    My dates are below. After some initial consultations with two brokers, I tried HSBC who don't other their services through brokers (other than L&C anyway). They were offering terms that were considerably better than any of the indications the brokers could come up with, so I've gone with them. Whilst I have no cards, loans, HP etc, I do have an overdraft so I'm nervous about that!

    HSBC Decision in principle 25th August
    Second viewing on 28th August
    Offered on 29th August
    Offer accepted on 1st September (£7.5k under asking price :j )
    HSBC Mortgage applied for 1st September
    Documents provided same day (face to face meeting in branch)
    Further 'results' meeting next week (no date confirmed as yet)
    Valuation on property TBC

    My credit rating is pretty decent now, though in the past it was poor (I was in debt) though I never had any defaults. The mortgage brokers said HSBC are picky and may decline me but I think that might be a bit of scaremongering to try to persuade me to use them?

    The really nice HSBC mortgage guy I met said on paper I should be fine, but ultimately it's an underwriters decision (i'm doing a 95% mortgage).

    Just praying it's all OK!

    Things seem to be happening quickly for us. We had our mortgage appointment on Wednesday, our building survey is next weds and the valuation survey next Friday. Loads of paperwork coming in and going out, and our printer just decided to die :-)

    We are basically waiting for a NO on our mortgage. Lender had valuation done and they requested Damp & Timber report. We submitted report last wednesday (2nd Sept) waiting to hear. We are pretty sure it will come back with No mortgage until repairs carried out. Cant see the vendor doing it to be honest so we've pretty much resigned ourselves to missing our on this property. Just wish they would hurry up and let us know so we can move on. This is assuming they'd give us a mortgage anyway :D

  • A quiet day for us. The valuation will be getting typed up or whatever they do over today and tomorrow then my MA isn't back until next week when I need to meet with her to give her a couple of copies of things they need confirmation of.

    Actually I need to get some insurance quotes in a the mortgage will be subject to insurance to and I don't want to be pushed in to taking theirs next week when I meet her. So I'm hoping that by the end of next week, we should have heard re the mortgage. Getting nervous now as I'm starting to realise it will be a yes or no soon - presumably once she gets the valuation results back and the confirmation notes from me, she needs to press a button to send it to the underwriters? Does anyone know?

    We've obviously done the full application etc and passed the "office" stage but what happens once valuation comes back?

    CCB £1383 (took a hit for a holiday)

    Total £8601 Was £39302
  • Well! I've applied through Halifax and had the homebuyers survey done on Friday... Spoke with broker today and they have confirmed Halifax have recieved the report today... Now a wait of up to 48 hours!!
    Nail biting stuff ... Really praying for good news! 🙏🙏

    I just been reading through this thread and thought I'd post details of our process so far.


    FTB who are doing HTB with 20% and have 15% deposit.


    09/07 DiP from Natwest
    12/08 Found house we wanted and paid reservation fee on new build
    03/09 Finally got Authority to Proceed from BPHA
    04/09 Full mortgage application sent by broker to Natwest


    So now waiting. Broker said we should have an idea of where we are by the 11/09.
