  • Gift for deposit...

    My Grandad has given me a gift towards my deposit - I already had the majority and the gift is £2k of a £30k deposit.

    Do you think this will cause an issue with my application? I'm applying through Santander.

    Hi Soph the loaf - ask Santander for a gift deposit form for your Grandad to sign to say that it's a gift and not a loan - I don't think it will affect their decision, but you just want all the paperwork done so it doesn't hold things up later.

    Hello! Have found this thread very interesting. My timeline so far.....

    20th june had offer made on my house and accepted
    20th june offer made on house were buying
    23rd june offer accepted on the house were buying
    23rd june dip and solicitors quotes made
    25th june full mortgage application submitted via broker
    30th june valuation on the house were buying was completed

    Now the waiting game, its unbearable!!!
  • Thanks for sharing stories everyone, here's mine as a FTB of a leasehold flat in council block in London (empty, no chain):

    17/4 saw flat, put in offer, accepted same day
    23/4 sent docs to mortgage broker
    2/5 called broker for progress, more documents needed
    15/5 message from Nationwide "FMA received"
    28/5 need to update documents to bank, including savings. Asked broker if declaration of gift for deposit needed (no reply)
    10/6 broker says declaration of gift for deposit needed (!)
    20/6 mortgage valuation booked for 2/7...

    2/7 survey completed
    3/7 text messages from Nationwide: 'satisfactory valuation received' and 'we have now issued a formal mortgage offer'.

    I guess the details of the offer, e.g. the amount they are prepared to lend me and at what rate, will go to the broker now, which means I must nag him on the phone :-(
  • That is quick. Hope the details are to your liking. Still waiting for offer one week after valuation. Amazing that takes so long. Hopefully doesn't mean there is a problem.

    We can download a copy of the offer from case tracking on NFI. It's often a good idea too, as it can take over a week for the paper offer to arrive by second class post.

    If it helps for a timeline for you, we have just had our offer from Nationwide.
    Valuation was on 23rd June
    Text received on 24th to say that valuation was satisfactory
    Text received on 25th to say they had issued the offer.
    Letter from solicitor received on 1st July with the mortgage offer/ deed letter to sign, and on the same day, we recieved the formal offer from NW aswell, which, incidentally, was dated 25th, so definitely snail mail!

    ETA Crossposted with Kingstreet. Definitely chase if you are dying to know, the letter will take a good few days!

    13th June - Offer Accepted
    14th June - Received DiP & Solicitiors Quote
    30th June - Paid partial deposit
    3rd July - Received official offer, mortgage application submitted, Home buyers survey paid for

    Thanks very much for telling me this Kingstreet - I got the broker to download the offer letter for me this afternoon, and therefore wasted no time asking for a revised one (the purchase price and loan amounts were out of date since we renegotiated the price a month ago).

    Hi Everyone

    24/06/14 - Offer accepted

    25/06/14 - 02/07/14 - Research in finding the correct mortgage for our situation. Finally decided on Halifax as they seem to be a bit more flexible. Halifax BDM has confirmed we'll be okay via L&C broker.

    03/07/14 - Application with Halifax gone in today via L&C.
    Broker assures me that it's further than DIP as they have accepted the application and will get back to us about the documents required. 85% LTV.
