Hello!
My mortgage story with yorkshire building society:
23rd May - Initial telephone interview - AIP sent
6th June - Offer accepted on a house! Interview in branch (checking documents, trying to sell life+critical illness cover)
13th June - Full application in branch
20th June - Valuation done and satisfactory
23rd June - Referred to underwriters
Today - Mortgage offer in my hand! Woohoo!0 -
Cross posted.
Tues 25th June - sat down with broker to fill in Santander mortgage app
Wed 26th June - he emails to say it's being 'processed' and I pay the arrangement fee to him
Should I have received some sort of acknowledgement from Santander? Or will that go directly to the broker? Happy to wait but don't like the lack of information!0 -
Figured I'd board this train and share our experiences. Its been a crazy ride but can see the light now.
Early April: Started seriously house hunting and viewing.
pre-23-04-14: Aquired Broker & MIP in excess of initial needs.
23-04-14: Estate Agents letter sent out.
26-04-14: Viewed 1st house we actually liked. Open house (was packed)
28-04-14: Made 1st offer at asking price.
29-04-14: Entered into bidding war with 2 other parties.
- Made final offer, lost out. Went ridiculously over.
- Informed of similar property same day, immediately booked viewing for same day.
- Had viewing with owner. Secretly fell in love, knew this was the one.
- Made 1st offer on 2nd property at asking price, prepared for bidding war, determined to get property (within reason).
30-04-14: No word on offer, couldnt contact EA. Was worried about competitiors.
- Before leaving for night shift hand delivered written offer directly to vendor (posted).
- 10 minutes later received a call from vendor telling us they had accepted offer this morning. EA were slow to notify (probably trying to bide time to draw higher bid).
01-05-14: Contacted EA, accepted offer confirmed. Property removed from market.
- Later informed vendors chain had collapsed, they now needed a new property, told to check back in a week, offer still stood.
08-05-14: Checked in with EA, still no property.
11-05-14: Message directly from vendor, property found, chain closed.
12-05-14: Broker updated, mortgages requested.
14-05-14: Mortgage type chosen, requested mortgages again. (last contact with Broker, no replies)
15-05-14: Posted here concerned with Broker http://https://forums.moneysavingexpert.com/discussion/4971669
- Followed advice.
- Considered ditching Broker, going direct.
- Failed at affordability with 1st choice.
- Passed affordability with 2nd choice.
- 1st interview with MA. Passed.
16-05-14: Solicitor Instructed.
17-05-14: 2nd Interview with MA (2 1/2 hours).
- Still no word from Broker, considered ditched.
22-05-14: Solicitor deposit for initial searches paid. Initial paperwork signed.
25-05-14: Searches ordered.
29-05-14: Product fee & survey fee for lender paid.
01-06-14: Searches received.
04-06-14: 3rd Interview with MA. Everything passed to underwriters.
16-06-14: Partner went into labor[/b]
17-06-14: Healthy baby girl delivered. (First time parents)
18-06-14: Mortgage fee paid.
- Final checks by underwriter.
20-06-14: Offer received in post. Success!
Just signed deeds and awaiting to exchange contracts.0 -
Well we have a mortgage but we have had to ask for another extension for three months so it is going back to the underwritters... really hope we will be okay as original offer was pre the new mmr rules and I expect this time they will take pension and childcare payments into account
Our journey so far:
Early Feb: Sold our house in 1 day!
Early Feb: MIP
early Feb: Found our dream house 3 days later and offer accepted
Mid March: Mortgage offer confirmed - expiry date 23 June
Feb - April: Our sellers then took two months to find somewhere
Mid April: Sellers find somewhere but not end of chain
End April: People at end of chain find vacated house so end of chain at last!
June: Due to exchange on 8 June - complete Friday 13th
7th June: Day before exchange, vendors at end of chain pull out of their purchase (for good reason but still bloody late in the day!)
Mid June: Natwest agree 1 month extension to 23 July
End June: People at end of chain find another house and we are back at completed end of chain but no way it can be completed by 23 July.
30 June: Contact Natwest to see if we can have further extension. Willing to give 3 month extension but need to see three more bank statements and pay slips to make sure nothing has changed. Also has to go back to underwritters...
Am worried that new MMR rules will mean we cant get the mortgage we need as I expect they will take my monthly pension payment and childcare costs into account....
Keeping everything crossed0 -
Our financial adviser has just emailed me to say that she met with the broker and there's nothing wrong with our application, I'm guessing this is good right? I read too much on here and so keep thinking it'll be a decline :-(
We found our house and made an offer on 31/05, chose solicitors based on EA recommendations 6/06, put in application 10/06, advised solicitors not great (I had a feeling as they never returned calls, went into offices in the end) so switched 19/06, solicitors just emailed saying they are awaiting contracts from the vendor. I think that's all right, oh I had to confirm my address as Natwest had an account I haven't used in over a decade.0 -
All sounds fine although apart from not yet having contracts from vendor. That really shouldn't take very long - 1-2 weeks if everybody is trying - although not a disaster at this stage.0

Hi all, my first ever post on here.
I'm very nervously awaiting a decision from Principality.
We've been in a very poor financial position until last month when I received a large inheritance sum.
We have paid off all debt which is an amazing feeling, however, as this was only earlier this month, our broker has had difficulties in getting a lender to deal with us, even though we have proof all our debt is gone.
What we wish for is a mortgage of £210k and we have a £75k deposit, LTV is below 25%, so we know this is good.
We have no debt and under £1k in general monthly outgoings.
Our combined incomes are approximately £55k annually.
On nearly all mortgage calculators etc we should be able to get a mortgage of £210k.
Out credit ratings are both over 750 with experian.
We have an AIP for £210k with Principality but they have put our application on 'hold' because a secured loan we had is still rearing it's ugly head.
One thing Principality are ok with apparently is considering applications where there is debt, providing that it is all cleared before the mortgage is about to begin - for us this is ok as we've paid it all off.
The issue is that it's still on our credit file and only on the 27th of this month did First Plus send off the no interest letter to the land registry.
We have this letter too and Principality will have it in the morning.
I'm told the decision on our application will be made in the morning by a senior underwriter.
I'm so on edge now. We can only hope they're satisfied that there is no second mortgage...
Doubt I'll sleep tonight.Other than mortgage, debt free since June 2014:)0 -
Hi all - first post on here too.
Our story:
10th May 2014: First Viewing
11th May 2014: Second Viewing
14th May 2014: Offer Accepted
14th May 2014: DIP from HSBC
21st May 2014: Solicitors Instructed
7th June 2014: First meeting with HSBC
Mid-June 2014: Lending confirmed as agreed subject to valuation
Mid-June 2014: Sale contract agreed but awaiting searches
Start of July: Second meeting with HSBC booked
Start of July: Valuation to take place
Hoping that by mid-July all is sorted and we can exchange and complete but the last 8-9 weeks have made me age more than my very demanding job and wife!
Fingers crossed and good luck all those in the same/similar position.0 -
Gift for deposit...
My Grandad has given me a gift towards my deposit - I already had the majority and the gift is £2k of a £30k deposit.
Do you think this will cause an issue with my application? I'm applying through Santander.0
