Long time follower of this post so thought I may as we'll join in, because of self employment and adverse credit we are having to go through a broker who then goes to a packager(Solent) who then goes to the lender( kent reliant) , so this is our long winded journey so far.........

    08/02/14-house came on market
    11/02/14-1st viewing
    14/02/14-dip with KRBS
18/02/14-2nd viewing and made an offer
    18/02/14-offer excepted
28/02/14- lender decides to remover product off market so Dip withdrawn
03/03/14- lender decides we can have the product as long as submitted before a certain date and prior mmr change
18/03/14- packager wants more paperwork for my husband (only my husbands salary counts towards mortgage as I'm self employed)
21/03/14-packager wants paperwork from myself as now say I need to have my name on it as we are married but my salary doesn't count
25/03/14-survey done (lender wants survey done before they have even looked at our paper work)
25/03/14- packager tell us original solicitors is no good. 8 solicitors later we find one that meets their criteria
    25/03/14- requested more paperwork
26/03/14- full application submitted including everything they have asked for
    08/04/14- requested yet more paperwork
25/04/14- lender updating their system for mmr
25/04/14- surprise surprise mortgage declined due to mmr
25/04/14-lender offers mortgage but at £40,000 less
28/04/14- complaint submitted due to paperwork being in well before mmr went live
30/04/14- lender excepts complaint and admits we shouldn't of been assed under mmr so will asses us under old rules and management are now dealing with our case
30/04/14-lender wants proof I'm not financially dependent on husband!
1/05/14- spoke to my accountant asked could they send proof over to lender of my 2nd yr accounts(I had just finished my 2nd year so accounts hadn't been done yet)
14/05/14- lender offers £6000 below original offer which is fine as we have the extra cash luckily just means no money left in the pot
14/05/14-lender decides they now want my full accounts done even though my income supposedly doesn't count!
30/05/14- lender now wants all our bank statements, pay slips and p60s again as it's gone on for so long they need new ones!!
    03/06/14-new paperwork submitted
    03/06/14 full accounts submitted
04/06/14-top underwriter apparently going into packagers office to sort complaints and surprise surprise they aren't familiar with our case
13/06/14- lender not happy my accounts say draft ( only draft as I was missing 1 month bank statement so accountant needed that before he could sign off)
13/06/14- lender decides they want husbands bank statements but must be statements from postman through the door not ones stamped from the bank!
13/06/14- after an hour in the bank I get the missing bank statement ( I had previously closed this account that's why was proving difficult to find)
16/06/14- accountant finished my accounts and sent straight off

Because this has gone on for so long we can now put an application in with another lender seeing as I now have 2 years accounts

    16/06/14-Dip with aldermore

We are now running 2 applications side by side
Every time we submitted anything it took 7-10 working days to get back to us as every time we submitted something again we would go to the back of the Que.
My husband has gone direct to the packager and lender on some occasions to try get more answers and most occasions received bad customer service particularly from the packaging company. In all of this we are still none the wiser if the kent mortgage is now taking my salary in to account and if they are now going to asses us under mmr rules

Tomorrow we are having a new survey done with Aldermore so iv everything crossed this all goes through quick and smoothly. Luckily the venders are really understanding and are willing to wait

Hi Lawlie, i am using Woolwich too. Have you used their tracker system as I find it very helpful. Also contact them to check progress as my valuation fee was taken out today and valuation was instructed last Thursday but I only got e-surv text message today. Their timescale is really good, my application was slightly delayed as I took some time to send original bank statements requested as I was two days away from getting the latest bank statement so thought I might as well wait for them.

Thanks. We went through a broker who hasn't mentioned being able to check through a tracker... did you go through a broker?

I went through a broker too L&C and I got the first text message from woolwich/barclays the day after my full application was submitted acknowledging application with link to tracker. Has the broker actually submitted the full application? If so they should be able to give you a reference number then you can contact woolwich yourself to check on progress. I hope this helps

So we just received a call from the estate agent to say that our valuation was booked for the 11th July. Quite a while away, I thought, but it was fine. I was just happy that the vendor knew things are progressing nicely.

However, then I received a text from Nationwide to say our valuation is being done today?

I have asked our broker to clarify, but could it be that the valuation is today, because I hear that they don't even go inside the property to do this, and the SURVEY is on the 11th?

    Hi Bec,

I'm going through Natwest too, through broker. My valuation was done on Tuesday 17th and I received mortgage offer in the post on Friday 20th. I rang up Natwest direct to check on progress and they were really helpful. Good luck!

    Thanks LoubyLou!

Received a call from the broker this afternoon - full offer in the post, woo hoo! Excited is an understatement. Now to chase up our solicitor to get things moving as they have been dragging their heels a bit. Eeek!

I should join in here as I'm getting stressed out with the extra paperwork we keep having to send.

    25-4-14 make offer on house
    28-4-14 offer accepted
1-5-14 aip and application to Kensington

I can't remember the middle dates but searches and enquiries conducted and satisfied
Kensington keep asking for more and more documents to be sent to them. Send across to our broker.

    24-6-14 building survey carried out

We've got a saga going on as OH is using his inheritance as part of the deposit, yet the will and probate show a different amount to what he received as the executor increased it after death. They've received a letter from the executor but now want a bank statement from the deceased bank account. We've sent this across.

Estate agent is hounding to get the valuation sorted. I'm chasing our broker twice daily. OH is stressing out as our LL has issued a S21 and wants us out by end of July. I'm trying to do all the leg work whilst running round after our 5 month old little girl. Stressed is an under statement. We're so close to getting the house now :(

  • Anyone any recent experience of Santander. Just about to have mortgage and valuation and wondering how long they normally take from valuation to offer?

    Hi guys,

    Details as follows:

    17/06 - offer accepted
20/06 - application made and credit check with Woolwich passed
    23/06 - valuation fee taken

Just waiting for the underwriters to do their work now... the Woolwich intermediary website suggests they are on a 6 working day timescale now so optimistically hoping to hear back on Thurs or Fri...

Am I being impatient? My MA advised me today that actually all the docs were only submitted yesterday. This is even though I had provided all my docs last week, and was credit checked on Friday! I had just assumed that they then immediately afterwards made a full application.

I'm impatient and I know it, but that just seems to be a bit of a mess up on their side... now another 6 - 7 BD wait...
  • Hello,

    12/6 - Valuation done
16/6 - Valuation report received in the post

Since then waiting for the offer. Haven't heard anything from the MA.
