    Gift for deposit...

My Grandad has given me a gift towards my deposit - I already had the majority and the gift is £2k of a £30k deposit.

Do you think this will cause an issue with my application? I'm applying through Santander.

Cannot see how. You can give cash gifts each year of £6k I think.
£2k out of £30k wont be an issue.
If you have £30k deposit, they will ask for proof of that amount I imagine but may not inquire further into where it came from.

Hi all - first post on here too.

    Our story:

    10th May 2014: First Viewing
    11th May 2014: Second Viewing
    14th May 2014: Offer Accepted
14th May 2014: DIP from HSBC
    21st May 2014: Solicitors Instructed
7th June 2014: First meeting with HSBC
Mid-June 2014: Lending confirmed as agreed subject to valuation
Mid-June 2014: Sale contract agreed but awaiting searches
Start of July: Second meeting with HSBC booked
Start of July: Valuation to take place

Hoping that by mid-July all is sorted and we can exchange and complete but the last 8-9 weeks have made me age more than my very demanding job and wife!

Fingers crossed and good luck all those in the same/similar position.
Sure all will be fine for you, if we get the 'nod' from Principality tomorrow then we're hopefully around 6 weeks from completion.

    All the best.

  • After reading practically every post on here thought I would share our experience with nationwide so far.

We are using the save to buy 95% ltv. Had the save to buy since oct 2012.

23 may - decision in principle for 125k at branch with branch manager under new system so we were first she had done. Took about 1 and half hrs to do and there was an assessor there so thought that might take longer
29 may - offer agreed with ea for 104k. Told nationwide via email to branch manager and they emailed back to say be in touch with appointment
14 june - had a mortgage appt via video link with mortgage advisor. Was actually really easy and took about 2 hrs. Valuation booked for 18 june
    18 june valuation done
20 june tx and email to ssy valuation satisfactory
26 june tx and email to say offer on way
30 june offer came and had a 950 retention on it. Have done another post with details of this on if interested. In the home buying forum

Solicitors have been great and found them through recommendations on here. Everything else up until retention had been going so smoothly!! Nationwide have been really helpful with advice and the updates were great through email and tx. Branch staff have been much better in responding than the national centre but thats to be expected.

Will try to keep this updated for others using or planning to use nwide. Good luck everyone

Just wanted to come back with my final update.

We completed yesterday and picked up the keys on our new build home, happy is an understatement! seeing my little 2 year old running around knowing I have got him a house to grow up in is an amazing feeling.

Im sure it will come to all of you who are going through the process above as we speak, keep at it, think positive im sure it will end up being a result.

Thanks for everyone's advice along the way, proved invaluable.

Brilliant post. So many people (myself at the minute too) stressed on this website, so to see a happy ending is great.
I'm still nervously waiting for my broker to let me know if I've got a mortgage offer from Principality...

Wow, just heard from broker, our application was cancelled but thank God, our broker spoke to a senior underwriter and a new application will be submitted and will be accepted!
Should get full mortgage offer by end of next week!! *relief*

24/05/2014 - got DIP from HSBC for 200k, 90% LTV
    31/05/2014 - 1st viewing
    03/06/2014 - 3rd offer accepted
04/06/2014 - appointment set with HSBC
12/06/2014 - 3 hr appointment with HSBC (mortgage advisor shook our hand as we walked out of bank and said it should be straight forward, credit rating, affordability etc everything looked great)
13/06/2014 - MORTGAGE DECLINED by HSBC, no reason or feedback given!
13/06/2014- Called both Which? and L&C Mortgage brokers, decided on L&C
    13/06/2014 - L&C MA found a suitable mortgage with Santander/Abbey
13/06/2014 - EA informs us the chain is now complete - added pressure!
    15/06/2014 - Application sent
    16/06/2014 - Application received
16/06/2014 - Broker document submission received
    17/06/2014 - Documents/information requested
    17/06/2014 - Passed to underwriting
23/06/2014 - Broker document submission received
24/06/2014 - Underwriter decision: Application agreed
    24/06/2014 - Valuation instructed
    01/07/2014 - Valuation received
    01/07/2014 - Application offered

The biggest hurdle was always going to be the fact that my wife has just recently started her job in the last 2 months and is still in a probationary period - going with a broker really helped and we wished we had just done that in the first place rather than go direct to HSBC.

Looking good now hopefully all goes smoothly from here, fingers crossed!

  • My story: Slightly awkward FTBs (3 of us on the mortgage instead of 2), independent mortgage broker.

29 May: AIP from Woolwich through broker
    28 June: offer made
    30 June: offer accepted
1 July: all docs to broker and EA. Solicitor contacted.
2 July: confirmation of instruction given to solicitor.

No chain either end, so we are hoping for quick and painless. Fingers crossed!
