    Update:

    17/02 AIP
30/04 approx - price agreed on house from family member
17/05 submitted full application with principality - through broker - would have done it sooner but had 2 wait for partners pay slips which he only gets quarterly
    18/05 valuation booked for tomorrow!

I'm really shocked at how quick the valuation has been booked. We only put in the application yesterday afternoon and they rang this morning to arrange valuation.

Does anyone know if this is good or not? It's with the principality. Surely the can't have decided that quickly that they are happy with us? We are paying £300 for the valuation so I hope their not being hasty with it!

They took our valuation payment out immediately but didn't conduct it until 12 days later. We're in North Wales, so I guess it depends where you are and what sort of workload/queue surveyors in your area have.

I'm waiting for our re-negotiated purchase price to go through Principality - new bidder came in on repo property - and was told last Thurs 5 working day backlog so have to wait til this Thurs for update. :wall:

I've had valuation done and today product fee taken. I still feel sick as I have no idea if we're going to be accepted for a 95% mortgage and stand to lose a fair amount if halifax now screw us over! Argh!

11th April - AIP referred with Principality but broker reckons it's due to issue with partners name, gives AIP cert to us.
22nd April - First viewing, partner and I loved it
25th April - First offer made
28th April - Offer rejected but had second viewing anyway. Vendor gave price they're looking for, we thought meet in middle and upped our offer.
30th April - 2nd offer rejected, still said they're wanting price given last time. Decided we really want the house so agreed and it was accepted. Appointment with mortgage advisor made.
1st May - Application made, passed credit check and they had no issue with partners name.
6th May - Decided to risk it, instructed conveyancers even though no answer on mortgage yet. Hopefully get things going quicker and it'll pay off. Repo so need things done asap.
8th May - Broker advised app with underwriters, mortgage valuation booked for Monday 12th
12th May - Valuation took place.
15th May - New bidder comes in, we improve offer slightly after checking position with lender (No adverse comments on valuation, would have lended at original agreed price), vendor accepts our new offer. Back to underwriters - 5 working days

    GRRR.

EA called again, said someone else has come from the other EA marketing the property with a higher offer. She did say that vendor said "we don't have to necessarily accept the other offer". Thinking to myself, why didn't you then?!?!

Called broker to see if she can haggle lender to look at purchase price agreed on Thursday that was passed to them, but no answer and broker only work til 12pm on Wednesdays. Will hassle lender myself if nothing by then. Hopefully will get some good news so can stand our ground and confirm our position.

Had this !!!! not happened last week, would have had offer in our hands by now and exchanged but pushed back a week because of new bidders then - it'll happen again now if we need to go up - vicious cycle! :wall::wall::wall::wall:

    Hello all!

I've been a resident psycho for the past 3 weeks and finally good news from the broker today - our mortgage has been approved by NatWest subject to valuation (carried out 2 days ago). :T
As far as I am concerned, this is incredible news and while I'll be walking on eggshells until we get the keys in July (!), I was worried we wouldn't even get past this stage, so here's our timeline (so far):

    On the Market - 09.03.14
First (and only!) Viewing (We fell ABSOLUTELY in love with the place!) - 10.04.14
    MIP/Offer made (10% over asking price/valuation) - 11.04.14
    Closing Date Set - 14.04.14
    Upped our offer to 15% over ap/v - 16.04.14
    Offer Accepted - 17.04.14
Full Application Submitted via Broker - 25.04.14
Full Application Submitted to NatWest - 28.04.14
    Additional Documents Requested and Supplied
(full bank statements, as initially we just submitted pages showing wages going in) - 30.04.14
Valuation Survey Carried Out - 19.05.14
Valuation Survey Submitted to Underwriter - 21.05.14

So current total time waiting from full application is 17 working days... not too bad, considering we applied the day after MMR came into power and our waiting time fell on a few bank holidays!

Best of luck to everyone else waiting - this is the most stressful thing I've ever done in my life and that includes getting married, relocating to a different country on my own and a number of other 'exciting' things. I just don't like not being in control ;)
  • Hello all.. It's been a nail biting few weeks trying to get my mortgage application through and whilst I'm not there yet I'd like to share my timeline

29/03 Offer received on my house
05/04 Found a perfect house and put offer in (it was an 'offers in excess of and purchase would only accept 15k over)
08/04 Mortgage offer submitted with Santander via broker
06/05 Mortgage offer agrees subject to valuation
    07/05 Valuation completed
09/05 New received from Broker that house was valued significantly less than my offer - Vendor wouldn't accept less
10/05 Went on a 500 mile round trip to find another house - found one - offer accepted
12/05 Change of property details submitted to Santander
20/05 Santander have offered mortgage subject to valuation
    21/05 Survey being carried out

I have everything crossed that the survey will go through ok as my poor buyers are getting very nervous...
