    That was quick from app to valuation. natwest was 3 weeks and then I had to keep ringing direct to mortgage company for updates

    I like all these posts with a timescale!!! Here's mine :)

    07/05 - Agreement in Principle received
    10/05 - Viewed a lovely house and made an offer
    14/05 - offer accepted :beer:
    15/05 - sent documentation to my mortgage broker
    16/05 - solicitor appointed
    19/05 - sent missing documentation to broker


    well... that's it for now :) there's no chain so I hope to close in 3 months. and of course hopefully my application will get accepted... with Halifax as well :)

    Yeah, I have seen a few horror stories on here about NatWest lead times. Hoping things go a bit more smoothly for you from here on out :T
  • Hey, thought I'd share my journey and see if anyone can offer any insight.

    We have been successful with the Scottish help to buy and reserved a property on 26/4, been to MA and submitted application to Skipton Building Society on 16/5. Now just waiting to hear back for valuation etc. We are FTB and and just wondered if anyone else has used Skipton and how long it took etc?

    24 Apr - Mortgage application submitted via broker to Abbey 85% LTV
    28 Apr - Documents requested
    30 Apr - Documents submitted
    15 May - Valuation takes place
    20 May - Letter in the post today offering full amount :j

    Hi everyone..

    Haven't want to post on here until now incase we jynxed anything!!

    FTB looking for 95% LTV mortgage, no late payments or defaults. Partner has lack of credit on her file.

    11th April – DIP from Halifax for £200k
    12th April – Go to see 3 houses
    13th April – Narrow it down to 2 hours
    15th April – Conduct final viewings on both properties with selected families
    16th April – Put offer in for full asking price (Much lower than DIP amount) as cash buyer has a third viewing booked, condition of offer to take off market and cancel cash buyer viewing
    16th April – Offer accepted and property took off market
    22nd April – Full application went into Halifax and computer downgraded from 95% LTV to 90%
    22nd April – MA appealed decision through their BDM
    30th April – Halifax decline appeal due to lack of credit history from my partner, only willing to offer at 90% LTV. We cancel application as aren’t able to proceed on that basis.
    30th April – MA seems to be guessing with next lender so we decide to look elsewhere for second opinion
    1st May – Spoke to another MA who has a lender in mind who don’t credit score
    2nd May – DIP from Teachers Building Society (Partner is a teacher)
    8th May – Full application goes in once MA has spoke to underwriters and is confident of acceptance
    8th May – Teachers call to take payment for application and survey
    14th May – Teachers instruct surveyor
    16th May – Valuation takes place
    20th May – Valuation okay and mortgage offer received through post

    Our second broker has been amazing and the service from Teachers Building Society has been second to none. Would definitely recommend to any teachers out there.

    After evrything seeming to move quickly it all feels like its come back to a bit of a halt,

    We had the valuation carried out yesterday, I called Natwest just now for an update and they've said they have have the valuation report back and its on their system but its not going to get looked at until the 27th! Bit gutted as I thought I woukd have the mortgage side of things sorted this week, not having to wait another week before I even hear anything more.

    Work are ready to do searches on the property but im relucant to make payment until I know forr sure everything is ok with the mortgage.

    Contracts have been reviewed now too (particular person who is doing that works from home) and I can see on our system that an enquiry is being raised about a right of way at the property and another about maintanence charges for shared services which is mystery to me as to what both could even relate to. Have to wait until Friday when shes back in the office to find out.:o

    Getting a bit stressed out now :(

    14/5 text saying they are waiting on bank statement which I'd already given. Sent it over again
    15/5 valuation took place
    15/5 received text saying valuation satisfactory
    19/5 text to say offer is in the post
    20/5 phoned to check offer amount and full amount given, so very pleased!

    10/05 DIP from Santander and full app

    15/05 Broker submitted all documents (payslip, bank statements)

    19/05 In the underwriter's queue

    Sorry for how long winded this is, but there is good reason! Absolute joke!!


    My FTB Timeline

    01/03 AIP with MA for£145k via Halifax

    25/03 – Sale agreed for £125k

    02/04 – Solicitor quotes in and chosen

    09/04 – Mortgage application processed with MA to Halifax

    14/04 – send additional bank statements / payslips toHalifax via MA

    17/04 – Valuation completed and all OK

    21/04 – Solicitors advise they are now waiting on mortgageoffer from Halifax

    21/04 – Chase my MA for whereabouts of mortgage offer, stillgoing through credit checks.

    25/04 – Chase again, apparently an issue with processingapplication. Halifax system having a problem wavering a £295.00 MAF Fee whichis included in mortgage. Issue reported to their IT team (apparently)

    02/05 – More chasing, My MA is on leave and being covered bysomeone else who doesn’t return my calls. Eventually get through, he calls andgets nowhere. I call Halifax directly, original IT issue not reported correctlyand will have to report again which will take 5 working days for Halifax ITdept. to look into (not resolve!!)

    06/05 – call from solicitors estate agent, they are gettinganxious and after an update on current situation

    09/05 – Yet more chasing, MA advises still an IT issue.Taken up with Halifax complaints team who call back and try to look into.Advises to perhaps get MA to switch to MMR regs, meaning more risk in Halifax agreeingto loan amount but a quicker process. MA suggests we hold out and see ifHalifax sort the IT issue out as MMR rules are strict and could jeopardise mypurchase.

    09/05-15/05 - Sleepless nights

    15/05 – I get bored of waiting, advise MA to just switch myapplication through MMR and hope, pray, keep everything crossed they offer whatwas as per AIP

    16/05 – Halifax complaints guy calls me – don’t processthrough MMR, Halifax can fix the IT issue!!!! Hurrah! But not until 23/05.Booo! Tell MA to hold fire in switching and wait til 23/05

    And now waiting…….
