Thursday 24/4/14 Mortgage offer received in the post!

We are with Halifax too and we had the same thing, as you with it going down! We had been able to borrow more than what we had offered on our purchase, then went in on the 19th and it had gone down, so we had to add my second job which we hadn't before that made up the difference. Nearly cried, thought she was going to say we couldn't have it and we'd have to find some kind of 20% deposit! haha Thankfully its come out ok and glad to see yours has too! Stressful times!!

Just heard that the property we want to buy was valued as expected last Thursday. However, I'm still waiting on Leeds! :(

I'm getting quite fed up with Leeds Building Society, they seem rubbish! Today they came back and now asked for proof of my current address three years ago!?!? Why they didn't ask this when they asked for additional bank statements is beyond me. At this rate I'll lose my property reservation, which expires
    tomorrow.

Every time they ask for more documents you go to the bottom of the pile, too.

Edit: Apparently they instructed valuation today, so perhaps it is moving forward.

It doesn't improve I'm afraid. We've exchanged, so you'd think everything was in place, but no. They've recently asked us for a copy of the gifted deposit form again, and just last week asked for written confirmation that we will undertake the damp work on the property within 3 months of completion. Getting annoying and makes me wonder how long this will continue.

3rd April - First house viewing
4th April - Second house viewing - Offer places and accepted
5th April - Met with Estate Agents for affordability check
5th April - Online MIP made and received from Nationwide
    7th April - Solicitors instructed
9th April - Mortgage application made online with Nationwide
24th April - Home buyers survey completed and e-mailed report to us that day

Now waiting to hear if Nationwide will actually lend us the money........

My thinking was that everything was sorted before the Survey was done, so we would hear almost straight away... but it has only been two working days since they got the survey report >_< I'm so impatient!!!

    Hi all,

New to all of this and been reading all of your posts, eager to make one of my own and finally can!

11th April - AIP referred with Principality but broker reckons it's due to issue with partners name, gives AIP cert to us.
22nd April - First viewing, partner and I loved it
25th April - First offer made
28th April - Offer rejected but had second viewing anyway. Vendor gave price they're looking for, we thought meet in middle and upped our offer.
30th April - 2nd offer rejected, still said they're wanting price given last time. Decided we really want the house so agreed and it was accepted :j Appointment with mortgage advisor made.

It's a repo so it won't be taken off the market. Next few weeks are going to be nail biting . Now we've got the ball rolling, if someone did try to snipe it from us me & other half have agreed to go up to asking price as we don't want to lose it and the asking price isn't too bad.

Good luck to everyone else waiting to get mortgage approved!
  • Jumping on the bandwagon!

Applying with Halifax as the only High St lender who'll look at someone with payday loan activity on their credit report even over 12 months ago :(

    14/4: DIP
    15/4: Offer accepted
16/4: Full application, survey fees paid
16/4: Broker advised we'd passed credit checks and application was to be processed
25/4: Additional search appears on my credit file
28/4: Broker advised they hope to find out if we've passed underwriting, survey apart, this week
30/4: Chased surveyors to find that Halifax had booked it on Monday and was referred to Connells (as they had better availability) today so survey should be booked today/tomorrow

Hopefully the fact that they've obviously spent time looking at our application prior to booking the survey means all is well and we're just waiting on the valuation.

    Fingers crossed.

    Who told you that?

That does not equate with my knowledge or experience.

Only NatWest declines for any visible payday loan activity and Nationwide will see it as an increased risk factor, but none of the others automatically decline for historic PDL use...

  • After some baffling rejections by cheaper banks, I had passed the credit check for the remortgage I want with Halifax. Hooray!

Now, in comparison with other banks, I'm astonished by Halifax's speed.

30/4 Application sent to Halifax by broker. Credit checks passed
30/4 (Same day!) Surveyor makes contact to arrange valuation - they will visit my flat to value ... tomorrow!

I see others on this thread waiting weeks for a valuation. I am waiting less than 24 hours. Is this a record?!

I am surprised that the valuation has happened so quickly, as my application has not been approved by underwriters yet. Can I take it as a good sign that Halifax are happy to send (and pay for) the valuers this early on?

My broker. Supposedly whole of market. Said he'd contacted all the intermediary account managers and only Halifax said it wasn't a problem. Nationwide might have been ok, apparently.

Hi kingstreet any chance you could clarify this as I'm heading for a formal application on Friday. Are you saying any other bank other than natwest eg hsbc (where I'm going) will consider previous payday loan user? What is classed as historical as mine was about 11 months ago, accounts in good order now, 'excellent' rating on experian, I have no debt and a 25% deposit.
