  • just upgraded to full Experian report and can see 2 searches on 26/8 (day we applied). One says ‘won’t impact credit report’ and the other is for Application Type - First Mortgage ‘can impact credit score’.
    Does this mean that they’ve credit checked us? I’m panicking as MB said yesterday everything has passed with the UW and they’re just awaiting valuation sign-off, advised by Santander that should be done by Tuesday. I’m wondering how we can get to that point if they’ve not even hard checked us... they’ve not even asked questions ????
  • Was meant to exchange on Friday but we couldn’t get sellers solictors tos here to covid waver, so hopefully this can be done Monday and then get the keys Friday.
    whats everyone’s views on hsbc pulling mortgage others with the Timor’s of tighter restrictions due to Covid?

    Does anybody else get really anxious when you’re approaching the end of the day, and you were told you’d hear something but you haven’t?

    First we were told we’d hear Thursday, then Friday and then today... but still no closer other than knowing the lender has the valuation survey and is making their last minute checks 🤷‍♂️
    We were fully credit checked 3 weeks ago, initial underwriter approval 2 weeks ago,  valuation was a week ago, not sure my nerves can hold out much longer 😔 
  • Applying for a mortgage through Santander (porting existing mortgage) with a 90% LTV

    Our timeline is:

    18/08 -  Application submitted
    02/09 - Mortgage appointment
    03/09 - Approved subject to valuation
    11/09 - Valuation performed
    14/09 - Valuation reviewed and 10k under asking, the mortgage product is 95% LtV so advised we can carry on... application passed to underwriters and requested 3 months payslips/3 months bank statements
    17/09 - advised new purchase price based on down valuation as we went to the estate agent and got some money off
    18/08 - call by mortgage advisor asking about new purchase price, follow up call booked for today (21st)
    21/09 - went through questions asking if we want to change anything else on mortgage, then advised it is with the underwriters and will take 5-7 days... did it go to the back of the queue when we advised the new purchase price?

    This all feels never ending... as we go along we feel they are trying really hard to not lend, we do have the funds to go back to 90% LTV but the mortgage advisor didn’t seem bothered about us putting anymore in, we shall see what the underwriters say? Our mortgage amount (297k) is just under 3x our joint salary (although we do pay for childcare) with little debt (~3k) so would hope the underwriters approve our application but I am getting really anxious lately...
  • First Time Buyer - HTB Equity Loan - New Build - Halifax via Broker
    MIP - 05/09
    Property reservation - 06/09
    Full Application submitted - 10/09
    HTB Application (Midlands/London) submitted - 14/09
    Valuation completed - 19/09
    Mortgage offer - 19/09 (Found out yesterday 21/09)

    6 working day turnaround from Halifax - very impressed. 
  • After my solicitors royally messing me about in regards to being on my lender's panel, I've switched solicitors this week. My broker requested a couple more payslips from me (the solicitors delayed things that much) and now hopefully my mortgage offer can finally be issued this week, after being ready for weeks. Fingers crossed now  :#
  • First Time Buyer - 90% LTV with HSBC. 
    Had our meeting after the 2nd September when they pulled 90% products but they still honored it! 
    Had our application submitted on 16th September by a HSBC advisor over the phone. 
    They requested further information on Friday 18th September. 
    Tuesday 22nd September - we have received our mortgage offer!!!!! 

    I could not be happier with HSBC service. Absolutely brilliant! 6 Days from Mortgage Application to Offer is brilliant. 
  • Working day 30 with Nationwide 🙄🙄 they're absolutely at it. Keep asking for more documents. Now they want a letter from my employer saying that the t&C's of my employment aren't changing, even though they got a letter from my employer a fortnight ago confirming my salary and everything. 
    My MA contacted the BDM and she's to let her know as soon as I send it and she'll escalate. 
    Nationwide mortgage application (FTB)
    Offer accepted on flat - 7/8
    DIP - 10/8
    Full application - 10/8
    Valuation Booked - 11/8
    Valuation received/approved -17/8
    Hard search (Equifax) - 20/8
    Offer received - 28/9
