  • We’re still waiting on our local searches. Apparently the drainage one is complete but they are now waiting on the local search from the council. Said it could be the end of October 😫 has anyone has any joy with their local searches? 
  • 10-Aug Broker got DIP from Precise.
    14-Aug Developer released new plots.
    18-Aug Paid reservation fee. 
    19-Aug Appointed conveyancer and applied to HTB. 
    26-Aug Received ATP from HTB. Broker spoke to Precise BDM before submitting full application and advised wouldn’t meet criteria as had a 6 week break in employment in last 12 months. Broker requested new DIP through TFC / Vida Homeloans.  
    28-Aug Received DIP from Vida Homeloans, full application submitted through TFC, app fee paid. 
    1-Sep Broker advised "verbally accepted" and all documents OK
    7-Sep
     Application "accepted" by underwriters subject to valuation / valuation instructed
    10-Sep Valuation booked for 15-Sep
    28-Aug Received DIP from Vida Homeloans, full application submitted through TFC, app fee paid. 
    1-Sep Broker advised "verbally accepted" and all documents OK
    7-Sep

    So now it’s time for us to head over to the “Waiting to Exchange” thread, which might take a while as solicitors used an agency for personal searches which have been rejected by lender and so we need to start again with a full local authority search (which takes 3-4 weeks) 😫

    My solicitor has said my searches are due on the 16th October. Requested them on the 10th of this month.

    20/08 - DIP.
    21/08 - Full application including 3 months payslips, 2 years SA302’s/tax overviews and 3 months bank statements submitted through broker.
    24/08 - Valuation instructed.
    28/08 - Payslips/SA302’s ticked on tracker.
    28/08 - NatWest requested updated bank statements and also Covid-19 statement regarding SE business.
    01/09 - Bank statements ticked on tracker.
    02/09 - Physical valuation (house was previously valued at £165k.
    03/09 - Valuation report marked as received on tracker.
    10/09 - NatWest requested RTB document.
    14/09 - Documents ticked on tracker.
    21/09 - NatWest requested credit card statements to show balances repaid.
    25/09 - All documents ticked on tracker. Telephoned Natwest for an update and was told my mortgage offer should be given next week after some final internal admin tasks are completed!

    5 weeks from initial application to a somewhat offer! I expect it’ll probably be officially offered maybe Wednesday or Thursday. So 6 weeks application to offer.

    Leeds building society timeline (so far) 95% LTV shared ownership mortgage

    3/8 DIP agreed
    5/8 Applied for plot
    13/8 Accepted for plot
    19/8 Full application
    23/9 Valuation completed and OK
    25/9 First questions and soft credit search

    Now we wait ✋ 

    Currently 27 working days and counting.. 

    LBS 95% LTV Shared ownership application
    3/8 DIP agreed
    5/8 Applied for plot with HA
    13/8 Accepted for plot with HA
    19/8 Full application with Leeds
    23/9 Valuation completed and OK
    25/9 First questions and soft credit search
    29/9 Confirmed answers to LBS direct as my MA couldn't get through we're told it would join 12 day underwriting queue again
    01/10 Received letter about initial search through the post dated 25/9
    We were told we should hear something by the 20th.
    14/10 Mortgage offer received (working day 40)
    23/10 Completion and moved in!

    It’s gruelling isn’t it! My broker warned me that they were working on a 6 week turnaround from the get go, but nothing could prepare for the stress levels! Especially reading so many peoples negative experiences with NatWest in regards to self employed at the moment... all in all though I have found them to have been very good throughout and when I’ve rung them on a few occasions they have been really helpful and informative. 

    Hang in there and try to remain positive! Easier said than done I know!

    I think I’m ready to join this thread!
    We sold our flat and found a perfect house. 75% LTV. 
    Our ‘issue’ has always been two things:
    my husband work on a Norwegian oil rig and is paid in kroners into our UK account. He is also a Norwegian citizen, I have UK citizenship. He is the main breadwinner in our house so needs to be on the mortgage application. This obviously limits us as to who will lend. 
    Found a good mortgage broker (they ate worth their weight in gold!). He says the best bet is with HSBC, got an AIP from them and we have now submitted our application last week. 
    Now the waiting game begins. I’m trying not to get to hopeful- though I suppose as our broker doesn’t get paid unless he finds us a mortgage that must be a good sign?

  • @somerlouise I'm an EU citizen and I get paid in foreign currency, and we got our mortgage from HSBC. Took around five weeks but we got there in the end.
