i think it depends on the lender. Im going through Woolwich currently and havent taken payment for the valuation. I have spoken to them and they are waiting on 1 document which once they have confirms they will instruct and then send out the offer.

Im sure other on here will have a better idea....

Just noticed that Natwest have taken the valuation fee out of my account... It's showing as a pending transaction.

I'm hoping this means I have a mortgage subject to valuation?? What does everyone else think?

I have had no contact with Natwest, but I went through a broker so not sure If they would of contacted me?

thinking about it, it's most likely my broker that has taken these? Dammit! Can't stand the waiting!!

Hi bt1, I have applied to NatWest. Yesterday my broker advised me Natwest had contacted him saying they were approving the mortgage subject to satisfactory survey and that they were instructing the survey yesterday. They did in fact take the money from my account yesterday also, so I think by them taking the money from your account they have probably instructed a survey.
Call your broker and ask him/her to get an update. Good Luck!!

Yep that's right, the £167 is the actual valuation fee and the £75 is the valuation admin fee

I have been reading the thread for the last couple of days...
after 6 weeks of process with Halifax and additional documents requested (P60s, proof of deposit, employment references) , I finally received my mortgage offer today!
what a relief!!!! I also had a default on my credit file from 2009... so I was expecting the worst.

Well, I can honestly say that our broker is a useless piece of dog do.

I am absolutely fuming at the moment, as he has clearly done jack all since he submitted the app and ignores all communication until we pester him.

He replied yesterday saying it should be issued yesterday and guess what!!!! no offer. He has ignored us again today so we phoned the building society directly and they have requested some information from the surveyor and the offer will now not be anywhere near offered until the middle of next week.

Complaint letter being sent once the offer is received as I will get my £150 back. I don't care how much work he has done(not)

    So angry
Debt free as of 7.20am on 31st December 2012.

    Wow. Feels great :j
