  • On Wednesday our MB advised we had an accepted decision from HSBC (valiation was apparently the Friday before - 03/07 and satisfactory - woohoo!). Yesterday they said HSBC were doing some 'final checks' and issuing our offer. 

    Generally how long is it from acceptance to receiving the offer? I've seen a number of timelines where the offers have come through the same day (via e-mail/text?) but not sure if that's usually standard with HSBC 🤔
    As we went direct, we called up to check when valuation will be booked.  This was the day after we received text 'mortgage approved subject to valuation'.  That's when we found out that valuation had already taken place and they issued our final offer on the spot.  So perhaps contact HSBC directly to chase? In case your MB isn't chasing them frequent enough?
    Thanks @heston2014. I thought that too - I called them direct this afternoon but they said they couldn't find my application (not what you want to hear!!!) Then said as I'd applied through a broker that's *probably* why they couldn't find it and to contact our MB directly for an update... 😣 So calling them just ramped up my paranoia rather than putting my mind at rest like the intended purpose of making the call 🤦‍♀️
    Now the wait continues to get an update from our broker...
    When I called them last week they said similar and just referred me back to my broker too, but she called and they told her that they were assessing my application again this week and they did another hard check on my credit file on Wednesday so at least they definitely are.

    Thank you! Haha I know, I feel like I’ve been stuck on Groundhog Day for the last 5 weeks. They still hadn’t decided today whether they’ll need more documents or they’re happy to proceed to valuation so nothing now until Monday I expect but I wasn’t too hopeful anyway. My thinking now is just that surely it can’t take much longer so it’s all good. I hope you have a lovely weekend now you’re able to stop worrying so much.
    I'm curious, did you go through a broker and if so, how often do you contact them for an update?
    I did. I’m using L&C. They call me every Monday with an update anyway and then I chase the poor case handler up another 2 or 3 times. My application is taking so long just because I’m self-employed basically, so extra scrutiny and underwriting. They requested additional documentation to show my business is still running but the queue for manual underwriting got so big it took 4 weeks before they looked at them, even though they were pushed several times. From what I’ve seen all self-employed cases are tricky atm so I’m doing my best to be as patient and understand as possible while still being pushy 😂

    We found out our mortgage was declined today by Santander.

    we’re beyond gutted but learnt a lot from going through this process over the last few weeks. Back to renting for the next couple of years

    Sorry to hear that , May I ask why ?? If I’m correct you went with HTB and everything was ok . Did it fail on Valuation? Was it a local builder ? I think someone had problem with persimmon and someone had problem with taylor wimpy .

    Sorry to hear that , May I ask why ?? If I’m correct you went with HTB and everything was ok . Did it fail on Valuation? Was it a local builder ? I think someone had problem with persimmon and someone had problem with taylor wimpy . 
    It failed on a check by head office on affordability after I was told it was all good depending on the valuation last night.  It’s £540 less a month than we’ve been paying rent for the last 3 years!

    we’re very deflated as this time last night we thought it was a done deal.

    Oh , really sorry to hear it, it’s stupid and I think they should check it in the first place I think Barclays did on mine , don’t know if they did on yours . 
    I think you can try again in half a year, 
    i though it was valuation and that got me a sleepless night 😅

    Try the seller and check with them . Our sales rep called me on Thursday that Barclays booked our valuation, broker on Friday said they still don’t have a date for it and online tracking is beyond useless.

    So sorry to hear that. Are you using a Mortgage Broker? Perhaps consider another lender? Just because one declines, doesn't necessarily mean another will.  We were declined twice before (this is our third year) due to valuation, different scenario (second home) nevertheless, it was very deflating and this year.  This time we really got all our ducks in a row, made sure affordability, credit report and case was in order.  So there is hope, re-assess your finances and try again but perhaps seek advice from a whole of market broker, if you aren't already using one.  Good luck! :-)

    Does anyone know if Barclays only do a hard check at the AIP?My credit report shows a hard check in the 16/6 when we applied for AIP and nothing since. According to my broker the underwriters have looked at my application and are waiting to make a decision based on the valuation. I thought the underwriters would have done a hard check though.
