Mine has had valuation already and I have had hard searches on credit file (submitted application 6 July) It’s now in queue for underwriter, no other documents have been requested. Is it a good sign that valuation has been done before underwriting or is that normal? If all goes well and they don't need any further documentation, I think I might get an answer by the end of the week but we'll just have to wait & see 🤞🏻 Good luck with your app0

Jamaicanmelaff said:I have an update... HSBC said that "my application is with the underwriters and they will hopefully make their decision by Friday and instruct the valuation if all is OK." This is exactly the same update they gave last week, but apparently last week it was with the normal underwriting team and this week it is being checked by the senior underwriters because I'm self-employed, but all looks good on the docs so it's just waiting for approval. It turns out, however, that the long delay wasn't because my application was waiting in a 4-week queue for the underwriters as they claimed every time they were chased for an update, but because it wasn't actually in the queue at all - because I'm self-employed and my income is foreign, my application had to go in under their old legacy portal and documents were uploaded to that rather than their current portal, some error meant the additional documents never made it to the queue, despite the fact that my broker also emailed them. My broker is now contacting the BDM to escalate the case and get the valuation booked in alongside the underwriting process to try and speed things up.

Getting to almost a month (application submitted 15th June) with Accord.
Valuation completed 18th June
Been a nightmare, they have said that the underwriter is only contactable by email as they have no facilities to record calls while working from home. This is meaning replies are taking up to 72 hours (normally on the third day is when they reply). Had a dispute regarding overtime being set up almost as a 0 hours contract and sent a couple of years p60 along with the wage slips etc to prove that it's regular.
Then today the mortgage advisor has received an email from accord saying the Mortgage in Principle has been agreed and they have instructed a valuation? Both me and the mortgage advisor are baffled as we have a mortgage in principle and the valuation has been done? All I can think is maybe it's because the mortgage in principle runs out today but our application is already in?
Anyone able to shine a light on what it could mean or why they've done that? As I'm not going to have to wait for 72 hours to figure that one out too. 😭0 -
How quickly can you see credit checks? We submitted full application and agreement in principle last Tuesday and I’ve checked three different credit score providers and no sign of soft or hard check.0

Watching from afar but update on timeline for Nationwide:
AIP - 06/07
Full Application - 08/07
Mortgage Offer - 13/07
Very surprised how quickly they've turned this around.1 -

Just an update. Call from broker. Underwriter happy with application although i had to answer two questions.
1. Why am I re-locating?
2. Will I be continuing in my current role considering the distance I will be travelling into work everyday (2.5 hrs)?
In answer to these questions.
1. Cannot afford to buy a house in London within my budget plus I want to live in the countryside for a quieter pace of life.
2. No change to my role plus I have a certain amount of flexibility in changing shifts. I'm fully aware of the distance and amount of travelling that I would be doing and I have no issue with this.
Hopefully if they accept the above then they will be instructing the valuation.0 -
