Be interesting to see your timescale. Ours took 10 days to get to a manual UW before getting thrown out and told about a system calculation error.
I hope you have a more straight forward case then ours! My partner is self-employed (worked throughout COVID) and I have a load of regular commission that they need to take into account for affordability.0 -

Still waiting for TSB, apparently their underwriters are experiencing some IT related issue which is delaying the decision.

Valuation completed 30th June & sent to underwriters....still waiting

Valuation Instructed : 08/07 (no idea what date valuation is due to take place, is this something I can find out from the estate agent or broker?)
Nothing since, no hard credit check as yet and no word on valuation or offer. We are in NI though and yesterday was a bank holiday.0 -

In terms of affordability, the broker is confident but I have three late payments for the same bill in November and December 2019 for an apartment I ceased to be a tenant at in August 2019, marked as settled in January 2020 (I paid it because the bill was for the period I was a tenant) and regularly use (and pay off) my overdraft. I am a bit worried considering we are going for the 90% deposit but the broker is very confident we will get the mortgage... Should I be worried? I am also concerned about the valuation of the house, we won the offer by bidding 10k above the asking price but with the prices going down, I'm scared the valuation will come back lower than we would have hope...
Any advice/shared experience would be welcome!0 -

It turns out, however, that the long delay wasn't because my application was waiting in a 4-week queue for the underwriters as they claimed every time they were chased for an update, but because it wasn't actually in the queue at all - because I'm self-employed and my income is foreign, my application had to go in under their old legacy portal and documents were uploaded to that rather than their current portal, some error meant the additional documents never made it to the queue, despite the fact that my broker also emailed them. My broker is now contacting the BDM to escalate the case and get the valuation booked in alongside the underwriting process to try and speed things up.

I chased our MB yesterday who spoke to HSBC for an update - apparently some unnecessary ID tasks were generated on our case (which are not needed as ID has been satisfied) and it can take up to another week for them to be cleared down and the offer issued... >_<
