  • I have an update... HSBC said that "my application is with the underwriters and they will hopefully make their decision by Friday and instruct the valuation if all is OK." This is exactly the same update they gave last week, but apparently last week it was with the normal underwriting team and this week it is being checked by the senior underwriters because I'm self-employed, but all looks good on the docs so it's just waiting for approval. It turns out, however, that the long delay wasn't because my application was waiting in a 4-week queue for the underwriters as they claimed every time they were chased for an update, but because it wasn't actually in the queue at all - because I'm self-employed and my income is foreign, my application had to go in under their old legacy portal and documents were uploaded to that rather than their current portal, some error meant the additional documents never made it to the queue, despite the fact that my broker also emailed them. My broker is now contacting the BDM to escalate the case and get the valuation booked in alongside the underwriting process to try and speed things up.
    Glad to hear that your application has made some progress. What a nightmare however having that 4 week delay because they had to upload to an older portal. My application is with the underwriting team for just over a week and I'm stressing out; I don't know if my heart will last another week let alone another 3. 
    I’m not gonna lie, I tried so hard to put it out of my mind and be patient but it’s really been stressing me out. I thought it wasn’t normal that it was sat in a queue for 4 weeks but they kept telling me otherwise. Ah well, luckily my seller is patient (given she accepted my offer 4 months ago, she’d have to be!) and the BDM has instructed my valuation so hopefully not much longer to wait now and I can move on to the next steps. Hopefully they go smoothly!

    I chased our MB yesterday who spoke to HSBC for an update - apparently some unnecessary ID tasks were generated on our case (which are not needed as ID has been satisfied) and it can take up to another week for them to be cleared down and the offer issued... >_<

    We are waiting on NatWest. Valuation took place 9th July so surely we will here today. However I have said that Monday and Tuesday already!! Slightly nervous as the surveyor told the estate agent when down valuing the house that he didn’t think they would lend on this type of house construction. 100% timber frame. We applied 6th April and been waiting on valuation since May due to Covid so really this wasn’t what I was hoping to hear.

    Anybody else waiting for Bank of Ireland? Our application was submitted by a broker on Thursday 2 July, additional documents sent on Monday 6 July. on Friday last week the estate agent rang to say the valuation had been booked for Wednesday 15 July... Should we expect to hear this week?
    Yeah we are waiting on BOI. We are using a broker. 
    Experian reports UNRECORDED ENQUIRY check by BOI : 25/06
    DIP : 29/06
    Experian reports ID check by BOI : 02/07 (Experian is now reporting this as today 14/07, but the 2nd in the details when you click more, unsure why.)
    Application submitted : 03/07
    Valuation Instructed : 08/07 (no idea what date valuation is due to take place, is this something I can find out from the estate agent or broker?)
    Nothing since, no hard credit check as yet and no word on valuation or offer. We are in NI though and yesterday was a bank holiday. 
    Hopefully you will hear back soon. For our application in more detail, we have gone through a broker and here is the timeline:
    AIP/DIP - 29.06.2020
    Application submitted - 02.07.2020
    Additional documents requested - 06.07.2020
    Valuation requested - 10.07.2020
    Valuation due to take place - 15.07.2020

    In terms of affordability, the broker is confident but I have three late payments for the same bill in November and December 2019 for an apartment I ceased to be a tenant at in August 2019, marked as settled in January 2020 (I paid it because the bill was for the period I was a tenant) and regularly use (and pay off) my overdraft. I am a bit worried considering we are going for the 90% deposit but the broker is very confident we will get the mortgage... Should I be worried? I am also concerned about the valuation of the house, we won the offer by bidding 10k above the asking price but with the prices going down, I'm scared the valuation will come back lower than we would have hope...

    Any advice/shared experience would be welcome!
    I am in a similar situation with late payments - i have 3 from Nov, Dec and Jan this year. For £5!! So silly - I had cleared the balance on a credit card or so I thought but there was £5 left over which I hadn't noticed. I am so worried about it! I have a loan which is paid monthly and then 2 credit cards but one will be cleared soon. But all well within affordability and we have a 35% deposit (was 40% but down valuation dropped it). Application is currently in queue for underwriter so I just hope they look at everything holistically. We are already with Halifax too. I am trying to be paitient and not stress but the house we are buying is just what we need and would be our forever home (I'm never going through this stress again!). It's a good buy for our area and we will struggle to find anything like it again.

    So no advice for you I'm afraid but we can wait with nerves together! Good luck!

    We are also still waiting on tsb. our case went straight to the underwriters before our mortgage broker could submit full application due to being self employed and we still haven't heard anything other than we are still in a queue. The estate agents are now on our case for a valuation or the house will be put back on the market :/

    Such a stressful agonising wait at the minute with TSB
    MA saying that the IT issue is what's holding things up for us, the wait is so frustrating for us so can imagine with the added pressure from the estate agent it's not helping you at all.
    My mortgage application was submitted over 6 weeks ago. Valuation took place on 28th June and still no offer from TSB. Broker emailed on Monday to say they're escalating the case. Agonising wait...

    Has your broker been made aware of any IT issues at TSB? Surely if there were IT issues they would be resolving them ASAP as it's obviously going to create a backlog and longer times

    My Broker is stating it is just down to a backlog because of covid. he has not mentioned IT issues at all. we still have had no valuation and when asked if the case could be escalated tsb stated the escalation list was as long as the normal list. seems everybody's in the same position :/

  • Still nothing on my side... I know the valuation is due to happen later this afternoon but I am not expecting to hear back from that before Monday, maybe from the underwriter though?

    I'm still awaiting decision from Skipton - on their waiting times it shows that they're underwriting decisions that have been submitted on 30th June (the date I've submitted!) I have a feeling they might ask for something random as one of us is self employed but we've tried to provide EVERYTHING so don't know what more they could ask for.
    They've advised me that I'd either get an offer OR update this week though so fingers crossed as my anxiety is going through the rooof!!!
