    Hold your breath, sit on your hands, and wait. The EA is probably just doing his job - he works for the seller remember and it is in both his and the sellers interests to get the best price possible, so they are bound to test the water.

    If you don't have an answer in a day or two, pop in and casually ask if they have heard anything from the seller, then shrug your shoulders and say 'ok no worries' and ask for copies of brochures of any other houses in that price range (helps if you also have some brochures from other estate agents in yr hand when you go in).

    Hopefully this might make the point that you are looking around and they could lose the sale.

    OP - They were not selling at £189,995, so they've dropped their price to £180,000.

    Why on earth would you go any higher than £175k?

    At 189k, if it was that good a deal, they'd have had a few offers ?They clearly haven't as they've dropped the price. They might not be able to go much lower due to their forward requirements, but I'd leave £175k on the table then see if they're happy to discuss it in a weeks time.

    Don't let your desire/desperation get the better. As soon as a buyer keeps coming back quickly with higher offers, it's just a case of how much you can milk them for. You've already told the EA you can't go higher, so if you now come back with a higher offer, you've shown that your cards and also shown you can't play your hand very well.

    Sorry to say, but your wife was right. You tried to play fair, but actually the vendors have sensed it was an opening offer and have now double bluffed you. Depends whether you stick or twist now...

    Definitely stick at the £17..k!

    With a date to they need to decide by.

    Also check e.g. Right Move and send off for more prospects for other houses (even if you're not interested), as this really does show that there are others of interest. If there nothing by same agent CHOOSE something by them!!!

    If after e.g. 4 weeks after the deadline, reduce your offer e.g. by 2.5k, and stand by it. Bet they will agree to it.

    Good Luck, as it is a buyer's market. U dictate the price, NOT them.

    Hmmmn im sure they'll be quaking with worry over the threatened reduction after 4 wks.

    Just leave it be. Sorry it didn't come out positive straight away. They might come back in a few weeks if they don't get any further offers or even viewings.

    There is always, always, always a better house a few weeks later. May not seem like it, but there is.

    Thanks Dafty , we talked a lot last night and if we tweak our `must haves` like location etc , then we can adjust our budget to suit what we need , am booking 2 viewings on other houses today , which have better features but are not quite there in other ways (as in , one of them has a gravekl back garden whihc would need sorting for the kids) , i think , sitting for months waiting to be proceedable , and getting fixated on this particular house we offered on in the end, when it all went wrong , left us kind of all over the place because sub consciously we thought , this is the one and to have to readjust to having come under offer and no where to go....

    Getting back to viewing is the best way to understand your , and others advice , so we appreciate that , and waking up this morning , i have adjusted my mind set , to , it`s their loss , not ours....

    How big is the gravel garden? Chances are it would cost less than £5k to get someone in to clear it, lay a lawn and put in a couple of flower beds.
