What to offer , my way or my wife`s way ?

Hi All

Went to see a house today , that we both like , we have seen it three times already back in March , we thought we were proceedable back then but it all didnt turn out how we wanted , at that time the house had been on the market for 2 months @ 189.995 , the current owners bought it for 175k in Oct 2011

When we spoke to them today they revealed there is only a certain area on the south coast they can relocate to , for work , and its a small market down that way etc , but as they had said to us back in March , they can easily go into relatives to make the sale happen , we agreed verbally already , should a deal be done we would hope to complete late July early August if at all possible , which they agreed with (we both have kids starting new schools in September)

We offered 175k back in March as there has been nothing done to it since they bought it , material or otherwise (we can see the ad on RM from when THEY bought it...) anyway , the 175k was put to them at the time , allegedly , and the wife was happy with it , with the man `not so sure`....anyway , turned out we werent proceedable so we have only just got back in the viewing saddle now that we are under offer...

Question is , what to offer...its now at OIEO 180K...

Me : I really think that we should go in now , at 175k again , and be very firm with the EA in that it`s our best , only offer (the same EA sold ours) and due to our good position and the vendors desire to move area (vendor is due in dec with 3rd child)

Wife; Thinks we should start low , at 170k and state that we dropped on ours so need to do the same ourselves, and length of time on market etc

I think this would be a mistake as i feel we will alienate them if we try it on in this way , meaning maybe we could end up back at 175k anyway but with now annoyed vendors instead of friendly willing to close the chain vendors..

We are both open to opinions because ts causing ructions !

I know theres a million `please help me with our offer posts` but we really need independent opinions , so fire away...!

    by the way , our top end is 180k (for this house).......but i really dont want to go there if i can help it as every penny counts!

    Personally I would go with 175 hth

    i would go 175 too, you were happy with that in March, and so were they if they accepted it

    Offer £170k leaves room to negotiate.

    Better to stick to the £175k and negotiate if anything comes up on the survey. If you offer £170k then even if they accept, they may get arsey about moving into rented.

    Go with 170k. Give the explanation that you have had to take less for your house so this figure is now what you can afford, it might not be accepted but the seller will understand why and it wont !!!! them off.

    The fact you have waited a few months and come back to this house tells them you are very interested, so they will try and squeeze a bit more money out of you whatever you offer, so you might as well let them move you up from 170 rather than 175.

    Also the fact they haven't sold it months later might mean they have had enough of waiting and just accept a lower amount (even if u get it for 174k its a little bonus). Even if they insist on you going with their figure, you might be able to use the ol "oh well if you include X Y Z, I will give you that amount" and you get a bit extra - they wont want to lose a sale so will make some sort of compromise.

    Well , i am usually cool calm and collected , but have just sent our offer , and feel a bit more nervous than i would like , but then i suppose potentially spending many many thousands of pounds has that affect...

    anyway , for interest...

    Hello Mr EA

    As discussed previously, we have been to see xxx again yesterday, and have decided to make them an offer.

    Based on what we have just accepted on our property at XXXX, and knowing what remains after all the estate has been distributed , we are happy to stick to the offer we made back in March , of £175,000 subject to contract and survey

    We think, now that we are proceedable, motivated to move and that we have not tried to reduce the offer just because XXXX is still on the market, makes our offer really attractive.

    To be frank, and honest , it’s at the very top end of our budget for this particular house, due to wanting to turn the conservatory currently there into a all year round family space, and having a rough guide to what that costs, so this offer is more or less, cards on the table, our one and only offer, hoping our good will of not trying to get it `on the cheap` works for the guys there now

    We hope it works for them, please let me know
