To much waffle just say what your offer is and that are proceedable.. changing purpose of rooms is irrelevent, it is what it is.. Personally would have gone in at 170k, with room to move up if necessary.. and only give the back story if pushed..0

Why would the EA, or the vendors for that matter, be interested or bothered in your plans for the house once you purchase it? And why is that of any relevance to its value?
I agree with Stu - no waffle, just a business like offer is needed.

I don't think there is any harm in providing a bit more info seeing as they already offered on that property once before, the EA might have come back to them asking more questions about what's changed this time anyway.

The reason for the `waffle` is because said EA showed us around the last 3 times and knows that the only thing `wrong` with the house is the conservatory (decrepit lean to)
Compared to some peoples tales of woe offers on here i thought mine was quite short

Edit: Now I've read the thread... Too late for my opinion, but I'd have gone with wife's way anyway. I wouldn't have told them about plans for conservatory; that's a choice improvement, not an absolute must (like subsidence/rot), and they now know you've got a few thousand in reserve.
Having said that, the goodwill might come good, and the vendor may appreciate your good intentions.

thanks all , i know we have shown them we have an extra 10k or similar but at the same time , we spoke to the vendors back in march and they admitted they knew the lean to needed sorting by whoevere bought it , at the end of the day wahts done is done , so i will obviously up date as and when!
I do mean it though , we can pay 185k or similar if need be but it would be on a house that didnt need anything structual to change, there will always be a house come up with a good condition useable conservatory , or even , no conservatory and then we can plan one instead etcNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
well , that was swift , EA understands our position but vendors want something starting 18?,???
we are a bit confused , EA told us when we offered 175 in March (when we had an offer that didnt work out) that the lady liked it , the man wasnt so sure , now all of a sudden 3 months down the line , a proceedable buyer is turned down flat
