    A Physics joke:

Werner Heisenberg is out for a drive when he's stopped by a traffic cop.

The cop says "Do you know how fast you were going?"
Heisenberg says "No, but I know where I am."

I haven't got the capital to take it on - anyone want to come in on the investment with me?

Sadly, you'd see how un-nice I'd become, should there not be a nice, tax-efficient profit at the end of it (and 28% isn't tax efficient)!

I'm not putting a friendship on the line for this one, sorry.

Seven more sleeps till holiday. Yay.

Would be more exciting if a)oh didn't have the worst cold ever and b) my last week at work was less manic and c) the garden didn't need that much work.

I never mix property development with friendship.

That and the fact I'm perpetually skint.

    Thank you Viva :)

CK: I think if I do end up finding an investment property we may end up moving in for PPR relief reasons. In fact although I am half way through a remortgage I am wondering whether we should stay with the existing lender in case I need to look for consent to let in the near future.

Edit: I commented on Generali's society thread and after it was posted suddenly it was in the arms and I am a bit worried my liberal comments for discussion here will result in my being abused over there :(

    No quoting please. venting.

Had a text from my brother asking me to call him.

He is a huge source of stress. His life is complicated and he makes it more so.

About a year ago we looked at a nice looking 'arts and crafts' style semi on what is a very nice (but not the best) road - it was a total wreck and on for 525 and we looked thinking if you could buy for 500 then there was a tidy profit to be made...

...well the other half of the semi is now for sale so Rightmove kindly showed what nearby properties had sold for and the one we looked at (offers aeound 525) had sold for 620...so the moral is I was able to spot a bargain price but obviously I wasn't the only one.

Now there is a house nearby for 575 - it has a small ground floor extension but I reckon if you knocked that down and played your cards right with the planners you might be able to fit a 3/4 bed detached on the garden leaving you with a house worth 450-500 and a second house worth 450-500 as well for about 200 outlay on top of the 575 purchase price - sadly though I haven't got the capital to take it on - anyone want to come in on the investment with me?

Doozer if you look in remind me to paste you a link as I would value your thoughts.

What developers often try to do is get an option. They offer over the odds for a contract subject to planning permission. That means sharing some of the potential profit, but it reduces the risk and the up-front capital outlay.
No reliance should be placed on the above! Absolutely none, do you hear?

    You could delete it.

Otherwise do not read the thread again.

I commented on something a little while ago where I have expertise and am well briefed. My post suffered a bit of negative feedback....I just left it there as it did not really matter... and I did not care for an arguement on a transient thread.

Sounds like a horrible situation for you. If you are really concerned about people's safety perhaps you should raise it with social services.

I'm a big believer in tough love sometimes but I guess with those close to you involved it is difficult.

A fool and his (or her) money ... and all that.
Plus, I can't live in a cardbox box made of promises and dreams :)

I'd rather take my chances with an unsinkable garage conversion than something that needs a lot of maintenance and has the ability to disappear rapidly below ground level :)
