I'm just about start looking for my first property and really worried now after hearing about your experience. Those vendors sound like absolute nightmares I thought the worse thing I would find is trying to understand the survey.
I would definitely stop answering any calls from them! If the sale does go through I suggest you have a locksmith handy on the completion day to change all the locks in the house as they don't sound like the most trustworthy of people!Starting Mortgage Balance: £264,800 (8th Aug 2014)

Well, after much messing around we are still not much further on... Vendor no longer speaks to me so thats goos, they got an ear bashing by the agent when I threatened to pull out.
We are still waiting on 6 enquiries.. It seems to be taking its time.
Vendors solicitors will only post things on a Friday so the only updates I get from my solicitors are on a Monday.
It also looks like from a conversation I had with the agent yesterday that the vendors are delaying the sale.. The agents slipped up and said that my vendors hadn't heard back from the people they are buying from.. (supposedly empty ready to go property :S) This is pure speculation on my part but if their house isnt ready then surely they are delaying me...
I think I am going to ring up tomorrow and say if its not at exchange in 2 weeks I am pulling out..0 -
Well, I am still waiting on 3 enquires.. The vendors solicitor is worse than useless. They have lambasted me for employing an internet firm and not a 'local' firm who would understand how things are done around here!!:rotfl:
Anyway I have had a good (exasperated) laugh at the answers to some of the enquires. Here are the best!!
Please provide copies of the lease on the Garage..
-Not needed as house is freehold
Please provide copies of lease and freehold for house and garage..
-will not be providing any documents till completion
(my fave)
Please provide a copy of recent water bill or proof that the house if connected to local sewerage..
-do your own research
I am dumbfounded by the stupidity and sheer mindedness of the vendors solicitors... A fair few of the enquires were sent back as "i do not need to answer this. not applicable'
We will see how it goes.. at least I have some answers now even if not the ones I wanted.. They have a week left.0 -
I have been following your thread (have been a lurker for a while) we are FTB but thankfully ours seems to be going smoother than yours!! I really hope you get a good outcome...whether its with this house or another0

If my vendors turn out like this I will be pulling out. I can't believe their solicitors thought they were acceptable responses to genuine and relevant questions.
I'm 4 weeks post offer and they still haven't found a new property meanwhile I have my initial searches back, home buyers report completed and mortgage in place. I'm off to see the house again on Sunday on the premise of measuring up. I'm scared I'm going to end up in a chain that could take forever but we'll have to see.

We are down to 1 enquiry left...
I thought we were done but I decided to take a closer look at the paperwork after being messed about. It seems 1 of the enquiries was answered incorrectly.
It was a question about.. Have you installed any fuel burning appliance? Answer: (solicitors fave) not applicable.
Now this isn't true there's a lovely gas fire in place that the vendors were so proud at having installed that they repeated it over and over....
So close yet so far... I feel I'm getting exponentially closer but will never reach my goal..0 -

If you pull out, it may cost you £1500 or whatever. But that £1500 is not wasted if you pull out - it can be the best £1500 you spend - the £1500 is only wasted if you buy a property which turns out to have no issues.
If things are still not right, the brave decision is to pull out - most people carry on with a wrong purchase out of cowardice.You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'0 -

I think the reason the enquiries have taken so long is that neither my solicitor or myself will accept silly answers. They may have written that as an answer but got a short shrift from my solicitor and the EA when I threatened to pull out over the amount of time it was taking.
There were 12 enquiries and a leasehold questionnaire for the garage sent to their solicitor in very early January... It has taken this long and many letters to get proper answers. As my solicitor continually resent the enquiries back that had insufficient answers.
I suppose I am a bit cowardly if you put it like that, but equally I gave them a timescale or I would pull out. Maybe I should have pulled out but as a FTB I didn't know what I was expecting, but I am nearly there now...
I was informed this morning that all enquiries have now been answered to the solicitors satisfaction and that they will be uploaded today so I can read through them myself.:j0 -

I think as ValHaller so eloquently put, I'm a coward. I don't like to upset people. That said I kept in my head a mantra... "I do not have to live with the vendor I am only buying their house"
The whole process never really stalled... It went super fast to the point of enquiries... Then these trickled in... But it was always a case of... So close but so far..0
