Hi,

I'm a FTB just got an AIP through and have found a property that I really like!

I'm petrified after reading through horror stories on here for years... I guess I'm looking for some reassurance.

I've read the tips thread but I still feel completely clueless and absolutely naive. I feel like when I was viewing properties that I was doing it wrong.. Did I ask the right questions.. Dd the vendors think me daft?

FTB paranoia I suppose :S

Any help or good thoughts are welcome, I feel like I've thrown myself in the deep end of a pool and can't swim!

  • Don't show too much enthusiasm, I refuse to take my mum to viewings as she always gets so carried away telling the EA or vendor how much we love the property.

    I always find out if the property is on a flood plain if it is I discard it immediately. Ask how many offers have been made on the property and if any have been accepted but fell through because of the survey findings. Ask how old boilers are, when last rewired, if the property has a full DPC if it is an older property and if the guarantee is in place. There may still be damp found even with a full DPC. Find out what the neighbours are like and why they are selling. Good luck!

    Oh and don't get too emotional about a property it's a buyer's market

    Im buying on my own.. Just me and my cats! I probably look more scared then enthusiastic!

    I have seen a lot of places I really don't like.

    After looking I've found one, I've looked and offered.. :S

  • Hope it works out for you, buying your first home is a huge milestone. Prices in Nottingham are good value I am looking for property there myself.

    Use this forum for anything you don't understand. Do a search or post a question. Youll soon be sounding like an experienced homebuyer! I feel like I could be convenyancor/mortgage broker/estate agent all rolled into one after what I've learnt on here!
  • Don't give too much away to either the vendor or the estate agent (who works for the vendor). I once went to view a house with my son's girlfriend and when we got back in the car, she said 'oh, you didn't like it then?' I shocked her when I said I absolutely loved it.

    Do your homework by checking the sold prices of similar houses in the area. Don't be scared when you get the survey report ! Come back and ask if you have any questions. Try not to get too stressed !

    This is the house I've offered on :S It's really nice and its a amazing considering the other houses I've seen!

    I'm trying not to move too fast but at the same time I want to get out of rented.. In the past 10 days someone has tried to break into my house twice!

    Holy smokes! I need to move out of the south and to the midlands! It would be easily 2-2.5 times more expensive in Wiltshire...

    I'm being pestered now for solicitors, mortgage paperwork and a move-in date!

    The estate agents don't seem happy that I am saying i can only move on the 17th of every month (with a week leeway before) as I am on a periodic tenancy and need to give notice... earliest I can move would be Feb 17th ish. They were looking at Jan :O

    Hmm I thought things took much longer.. I do have a solicitor and an AIP but the estate agent have said I'm responsible for holding everything up as the couple in the house want to move fast :S

    I thought Feb was a realistic time frame considering the christmas break and all, or am I being naive again?

    Absolutely ridiculous to be discussing moving in dates - just let them know of any major plans you have, like a holiday. It will probably take 3 months anyway (the average). January is just crazy talk. You can just have a longer/shorter gap between exchange and completion. I wouldn't start giving too much away regarding dates right now. I'd be saying nearer the time that I need a week, or 3 weeks, between exchange/completion so that you get your 17th move in date.

    People might want to move fast, but it doesn't happen that way. My last buyer wanted to exchange within 3 weeks. It took five long [bleeping] months in the end! These things are never easy. We had a problem regarding our purchase (garages hadn't been assigned to house - had to be rectified).

    Nice house - looks like a good buy! Only compromise is that I don't think the bathroom has a window (puts a lot of people off), but the en-suite does, so it probably won't be a problem. Nice to have the downstairs loo too.

    Good luck, hope it works out for you. Just get things started asap and it will take as long as it takes.
