    Here was me thinking buying a house isn't as stressful as people make out... I take it all back :S glad I'm not looking to move for a long time!!

    Yep, peeps in the chain put all put their stuff in the removal van in the morning then around noon to 2pm the 'nod' is given by the solicitors that all is well and keys are handed over etc.

    Unless you're in my situation where I didn't get the keys until 4:30pm and the vendors didn't finish moving out until 7:45pm! There wasn't even a chain they were moving into an empty house.

    As for claiming squatters' rights, squatting is now a criminal act and they can be removed by the police. They can be fined for up to £5000 or even sent to prison for up to 6 months! I'd ask you solicitor to remind them of this in case they do decide to stay without your permission. If you look here it says this, and says to call the police if someone is squatting in your property.

    As our vendors were moving a long way, our conveyancer sent the money day before to be 'held to order' ready for completion at 9am the next day so they could get their move done and the monies up the chain. Their van had been packed on the day before completion due to the distance as well
    Done with agreement from all parties (and actually discussed between us and them before we set conveyancers onto that path, but that's another story).
    We weren't having a mortgage to be drawn down though.

    Just putting this out there as an option

    This is what my vendors are unwilling to pay for.. They are saying it will cost them £300-400 just to wait around and wouldn't it be much nicer if they could save the money and move the next day...

    I can see their point, I really can, I do feel bad about it. But then it invalidates my mortgage and my insurance. It's a really bad idea I know, it makes me feel guilty saying no but there are too many downsides..
  • I don't think the mortgage would release funds the day before... It's an option to investigate though.

    No vendors are not moving far.. Only a few miles.
  • See the link in my edited post...it could cost them a lot more than that if they stay without your permission. Just say no, and call the police if they won't leave, but make them aware this is what will happen.

  • ...and natwest released our funds to the solicitor the day before. That's the day we paid interest from.

    Yep, it can be stressful. Last house I bought, I'd put in the contract to take possession on a Friday but had to drive 300 miles to pick up the keys from the vendor's solicitor.

    Rang them about 12 noon from an M-way service station and was told by the solicitor they'd have to leave the office by 2pm and would I mind if they left the keys at the hairdressers next door, or failing that at the building society across the road?

    I had visions of trying to find who had the keys or not getting into the house and looking for a hotel room for the weekend!

    Arrived at the solicitor at 13:55!

    :eek: At the Hairdressers!! I can just imagine... "I'll have a cut and blow dry and the keys to my house please!"
