The one that has stirred up the most animosity is one asking if there was ever a dispute between them and the builders (house is 3 years old). They are saying this one alone will take 6 weeks as the vendors will need to contact the builders...

There was also a dispute (now resolved) regarding the leasehold garage my solicitor sent enquires about the lease.. they kept sending back.. "read the lease"

It just seems like petty bickering with the vendor phoning me and giving me an earful!!
  • I doubt they'll pull out of the sale now. Either they're worried about something, their solicitors want to charge them more, or they're desperate to get moving. Which ever one it is, if they pulled out, they would face the same problems when their new buyers' solicitors attempt to get information/searches done, and things would take even longer. If they refuse the information then you need to walk away, as something bad could crop up and bite you on the backside. Make sure your solicitor makes their solicitor aware that you won't proceed any further without the required information. Surely the vendors wouldn't be happy with their purchase if there were unanswered questions?

Ask your vendor to stop contacting you directly, and to communicate via the EA or solicitor. They have no right to keep calling you, its borderline harassment. I would feel very intimidated!

  • I've spoken to my solicitor today, I've informed her she's to keep doing her job and I won't be intimidated.. even though I feel like just telling the vendors to stuff it!!
I think my solicitor deserves a bunch of flowers as she's on the receiving end of a daft vendor and a FTB who knows practically nothing!!

I would drop the offer by 10k purely for the vendor being a prat but then again I am a lot more cynical than the OP.
  • I'm with you DKLS.

If there are plenty of other properties in similar condition for the same price, I would probably tell them to do one though, leave alone drop £10k.

I would also be informing the EA and the vendor that they are not to communicate with you directly. Probably send by letter too.
You're paying a solicitor good money to do the job for you!
The smaller the monkey the more it looks like it would kill you at the first given opportunity.
  • 10k is a lot for the property to drop by, well over 10%.

Think I will ring the EA tomorrow and tell them the vendors were thinking of pulling out and for them not to contact me personally anymore.

My solicitors have said to tell them not to contact me... My dad says I'm a pushover!

Likewise I would be tempted to pull out if there was more choice of properties that fit the Ops needs.

Only once I have I dealt with vendors once before and that was a private sale, the estate agent are getting paid a fee they can earn it.

Hope it all works out OP, house buying can be a royal PITA at times.
  • Sounds like you are having an awful time. I would contact the estate agent to ask them to tell the vendor to make any future communication through them and while you are on the phone book a viewing of another house. Tell EA the vendor has threatened to pull out so you are looking elsewhere just in case.

They sound like nightmare vendors but you are in a strong position so don't be bullied.
