I know, was so surprised when I got the text! Although our broker has said that theres some movement in the property which requires a lintel costing around £2000, but we have no idea where she got this information as far as I am aware the property hasn't been surveyed yet? Only thing I can think of is that the Nationwide valuer has mentioned it, maybe even made it a condition of the mortgage offer that it is fixed? Need to speak to the broker tomorrow.

  • Hi all

Love the forum but never posted til now.

We are currently in negotiation with Nationwide regarding a new build property we would like to buy. We are agreed in principal etc and the house survey was carried out today and was valued 10k less than the house price. We don't understand how a new build property can be surveyed less than the actual house price. The house value is better than competitors per square footage. My financial advisor has appealed saying that the value of the house is too low and has proof that the same style of house has been valued by other surveyors at the actual house price. We are pulling our hair out as we are supposed to move in 10 days time. Has anyone else had a similar experience? What are the chances of winning an appeal?

    Stressed to the max
  • Super fast

I'm so tired of waiting and giving them the same info over and over again.

Been told it should be sorted for Friday - not getting my hopes up!
Just seems crazy that they instruct solicitors etc for you, whilst you still may not get a mortgage.

I'm afraid it happens all the time. My new build which is less than 2 years old has technically lost 15% off the list price, thankfully I didn't pay what they asked but many of my neighbours did. They are priced at a premium. You could do some research as to how much other local homes of the same size usual sell for. Anyway, it sounds like your solicitor is on the ball but is it worth a try with the developer to get them to reduce the price? Good luck.

My application has been with NW for 5 weeks now - I think I'm slowly going mad with the stress! I'm supposed to be exchanging/completing in the next two weeks.

Every time I think we've got there, they ask for "one more thing". And most annoyingly two pieces of evidence I sent in independently of each other got 'lost' as well so I half the time I feel like I'm going around in circles.

I can't believe how stressful the whole thing can be and I am very envious of all you who got your offers in 2 weeks!

Please be advised that the Nationwide valuation will be carried out on 26/11/2012. You do not need to be present if your valuation is an External Inspecton only. We will be in touch again once we have received the valuation report.

My application done on 19th October, and lately struggling to send Landlord reference in, once posted, they confirm not received, then faxed directly again they say not received, what else to do, I am really mad especially when I witness the fax going through. I called Nationwide today and all they can say is they have nothing. Very frustrating considering a month already gone, one of my collegue went through Halifax last month similar conditions and all approved in 10 days.
