    I am thinking 2 storey coming forward 3m above existing garage and across in front of front door/stairs and back behind garage to back of property with bedroom at front in new bit (excluding small corner at top of stairs with side window to light landing)with ensuite behind to side next to stairs, family bathroom at side behind this new bathroom, second new bedroom at side at back both accessed through existing bathroom with remained of exisiting bathroom added to small bedroom.

    New room sizes 18x10 (front bedroom), 9x4 ensuite, 9x6 family bathroom and 9x15 less corner with bedroom/bathroom door for new bedroom, small bedroom is then 8.8 by 11.

    Front door on side of new bit by bay window with downstairs shower room to front, integral garage in same pace with door in to new lobby opposite front door, utility behind garage then kithcen extended full width under new side extension (to be 19widex15).

    Further scope to go single story all the way across the back another 3 or 4 meters making sitting room (current red chair room)12.6 x 27 and kitchen 19x28.

    The roof is massive for a loft conversion but I think keeping it 2 storey is the way to go on posh road.

    I used to do the long drive malarky - but have definitely noticed a severe slowing down since the big birthday a couple of years back. Now just working full-time was enough to make me snooze all evening .... even though work was just round the corner ... not, therefore, looking forward to having to find another one. Hoping miracles will happen with the other stuff like it did before.

    Agent just called, apparently there are 9 offers so they are looking for best and final offers by tomorrow morning...odds of us getting property at below asking price which is our max = slightly less than zero.

    Ditto - I've had two VX220s and loved both of them, completely stupid car, yoga to get in and out of, but great fun to drive and even better with the top down.

    What I need is a 6 dog seater convertible. Obviously there's a market out there!

    I'll bet you a used, out-of-date condom that you don't get it.

    Why is it so sought after? I ask, not knowing the area at all, but there are some rather nice houses that don't need conversion for about the same price in the general area.

    Well obviously aside from them being nearer to another NP....1 is near prison, 3 is near motorway and next door to Buncefield, all are in wrong school catchment, 2 is on OK 'estate' not established road and has no real garden, all are far from correct train station. although 2 is pretty handy for Waitrose :)

    To be fair to no. 1, it is 0.5 mile to Hemel station, and it's 2 to 3 miles from Bovingdon. Living in London, I probably have half a dozen tough prisons not much further away - Pentonville, Holloway, Wormwood Scrubs spring immediately to mind.

    But, yes, I hadn't quite spotted how close Buncefield is to no. 3. :)

    When OH was looking at new cars, I suggested the E Class convertible, purely for the space in the rear seats. She ended up with an Evoque, which although very different for the initial suggestion, it was the type of car we hadn't actually thought about that provided the best option.

    It's a car as much at home on the Motorways as my Sportbrake, it's easier to drive (although I wouldn't want to wrap this round Nurburgring, whereby I happily do so with my Jag), and it was £6000 cheaper (although we look at lease prices, as they're both company vehicles). I'm tempted to take the hire car round, but I'd better not, as it's probably not got race insurance on it :)

    I think a lot of cars are about personal choice, and we're lucky to be able to afford 2 reasonable cars.

    Generally CK, I find it's less to do with luck and more to do with hard work and a bit of luck;) - unless you won the lottery!

    I gave up the VX when I realised that I only ventured out about ten times in the previous year as it really was not compatible with 6 dogs:o - well I could get them in, but the police may have had an alternative view!
